Wow... it's amazing to look back about 4 years ago in Myrtle Beach, SC and see what you get now versus then. The low cost of labor and materials today makes building/owning a new construction home better than a resale. For only $169,000, at 693 Rambler Court in Sugar Mill, I'm amazed at all the features: maple glazed raised cabinetry; granite countertops; Whirlpool appliances; tile laid diagonally; tile showers; rope lighting/tray ceilings; upgraded padding/carpet; laminate hardwood and a great neighborhood pool. Oops, did I forget stucco exterior and a covered patio and a 2-car garage. This is the MOST upgraded home in Myrtle Beach for this price. Many builders are making NO money on the construction but only selling to get rid of lots... not making money... but getting the money back for the lot. This is where the buyers are the winners! Myrtle Beach, SC... no wonder it's one of the top 3 areas for retirement... even halfbacks from Florida and of course others trying to escape high taxes in areas like New Jersey or New York.

Wendy, How close is this to the ocean? I have a client that is thinking he might buy there and this looks like him. He just wants to be close to the ocean not waterfront though..doesnt want to deal with all the Strand traffic either. Thanks

It's about 5 miles to the ocean. Great location close to Hwy 31 which gives you access to North Myrtle Beach and south Myrtle Beach. The beauty of the neighborhood is there are different builders who add a lot of extra upgrades and the homes all look a little different unlike large national builders. The monthly dues are only 70.00 a month which includes the pool; trash; & cable. This is truely the NICEST most upgraded home in the area for this low price!!! Great... bring the buyer to this home... it's a beauty!!! They always sell quickly.

Yes, the price is definitely right.. it won't last too much longer with everyone scrambling to meet the deadlines for the tax credits. Thanks for your positive comments. The buyers of this home will truely be getting a fabulous home with features of a $350,000 plus home. The builders who are building specs today are truely the BEST to have survived and still be building... nonetheless with the highest quality possible for the money.
