Do you continue to market for Back up offers?

I thought this worth discussing. Personally I think it is a great idea.Too often we stop marketing as soon as we get an offer. I don't know about your market place, however I know that agents are having troubles with appraisals. Appraisers are only looking six months back for comparables. I know of cases or properties that have sold 9 to 12 months back that would justify the price. I believe this suggestion would keep buyers from trying to renegotiate after the appraisal. Let me know your thoughts?

Joe,

I always continue marketing once an offer has been accepted. Many backup offers have been the reason why the home sold and closed.

It matters to us as much as it matters to you.

Our MLS highlights listings that are under contract, we can and do continue to market them.  Problem being not that many buyers want to view a house already under contract.  It puts them in a competitive situation from the start in a market that isn't currently calling for it.  Good strategy though, if the buyers and buyers agents will bite.
