I read a lot of information out there saying:  "This is a good time to BUY because...."

This made me think about this from a buyer's point of view.

It seems we are flooded with opinions saying that "interest rates are good...It's a buyers market...yada yada yada....

As a buyer, one might wonder if this is a NOT a good time to buy because the market is going down (or so the media tells us ).

If it is NOT a good time to buy Real Estate then when is?

Can we tell if a market is at a bottom? I do not think so....

Can we tell when a market is at a top, I do not think so....

So I have to ask all you "BUYERS" out there this question:

If you think it is NOT a good time, when do you think is a good time?

6 months from now, 18 months, 3 years....

Or when was a good time to buy?

6 months ago, 18 months ago, 3 years ago.....

This may be opening up a can of worms, but I have done that before!

I feel that when it comes to owning your own home, do not try to time a market. Own your own home... It has always been a good idea and a good investment. The future, no one can tell, but if you look at the past as a guide, even at peaks in the Real Estate market we have recovered and those homes have turned into wise investments....

What are your thoughts?

Charles - I've seen the highs and lows. If you want a house, this is an excellent time to get a great deal. Affordability comes to mind.

Charles - If we all knew when the time was 'right', we'd all be sitting pretty, now wouldn't we? LOL

We'll know when it "was" a good time to buy after it "was" a good time to buy. :)

Charles, I think now is the time to buy multi family properties. I am suggesting to first time home buyers that they do that and live in one of the units.

Charles, NOW IS a great time to buy and so was 6 months ago! Six months from now, probably so!

Charles:  It truly is never a bad time to buy a home.  It's impossible to time markets, as you point out.  If a person needs a home, is qualified for an affordable mortgage, and there is inventory available to buy that fits the need, it is always a good time.

There are buyers waiting for the market to bottom out and there are sellers waiting for prices to come back up.

YES!  I wrote about that this week too...it's a home.  When you are ready to buy a home, it has to do with your wants and needs and financial position.  Most people don't try to time the market when buying a home.  That's reserved for those buying houses.  There's a difference.

As long as buyers are happy with their new home and the price/can afford it, that is all that they should  concern themselves with.  I agree, trying to time the market, like the stock market, is asking for trouble....love the can of worms pix too!

I agree.  If you are looking for a home, when you find it, if you can afford it buy it!

Charles love this post.  Many who are trying to time the market will miss the boat.

Charles,

Almost as many answers as people.  Everyone's timing depends on many factors and they have to do with that person's situation more that with the overall economy or market.

Hi Charles,

It seems around here only those who really need to buy or sell are doing anything. I thought for sure things would be opening up by now - but people are holding their breath...for what I don't know.

Interest rates are the lowest they are going to be and home owners on variable mortgages are enjoying those interest rates thoroughly..why buyers wouldn't want to enjoy them too is beyond me.

I've talked to a few people on the matter and they seem to think that if interest rates rise just a bit, that'll get people off their duffs...
