Milton, WA January 2010 monthly home sales stats
In Milton there were six homes sold in January 2010. A slow start to the new year! Here are the averages- The average square footage was 1615. The average $ per square foot was $145.64.
The average days on market was 59. The shortest sale was 18 days; the longest was 212 days.
The average original list price was $229,555.
The average list price at contract was $226,230.
The average sold price was $222,975.
The average sale price to list price percentage was 98.56%. Three of the six home sales recieved 100% of the asking price. The rest received 96.39-98.29% of asking price. The lowest sales price was $139,500 and the highest sales price was $420,500. The homes ranged in age from being built in 1900 to being built in 1999. What a spread! On average there are 26 homes for sale on the MLS. That means based on the number sold, there was an absorption rate of 23%. Anything under 45% means it's a buyer's market. If no other homes are offered for sale, it would take amost four and a half months for all the homes to be sold.
