Hi Anthea~ A tenant that does not want to move can easily keep a home from selling!
Should have had that discussion with her tenant before she called the realtor to list the home.
Motivation is absolutely critical first isn't it. I would hate to be the Realtor wasting their time and money on the home.

Wow, the tenant is the owner's daughter. Truly incredible to think this is the way some families operate. Did the daughter ever consider that she may be required to move even if the house does not sell? Great post.

As a Mother....I had to laugh. But then bottom line the Mom needs to parent this "child".....if she really wants to SELL! THANKS for this post I needed that laugh!!
A tenant in a home on the market can be so challenging aside from it being a relative-WOW, this is a tough situation. Too bad she was not willing to let you do your magic so the home would be presentable!!
This sounds like a family problem that I would not want to be in the middle of. This family needs Dr. Phil before they even consider at stager! LOL!
Anthea that is SO true. I've noticed that when sellers really want to move they will dig in and do whatever they have to to make it happen. When you start getting resistance I think there is always an underlying lack of motivation from one or both of the sellers.
Moving is a very stressful event and sometimes one person wants it much more than the other! Oh boy. And there's nothing we can do about that. Tough situation. Hope it doesn't turn out to be a waste of your time.
Sounds liek the landlord needs to boot the tenant and then put the house on the market
Tough choices, give p the income or sell the house. You gave her the best and only advise she needed, what she does with it is up to her. I currently have a listing that has a tenant and to my pleasant surprise the house is almost always ready to show. It is not "staged" but still clean and clutter free.
The only downside is getting the phone answered for showing appointments. To improve this aspect the seller offered the tenant a reduction in the rent. Perhaps something along those lines might improve your seller's tenant's outlook.

Update on the property: I spoke with the owner and I just confirmed for her what she thought. She is coming into town next month to get things in storage and I will help her once that is completed.
Everyone has to be on board for a successful sale...thankfully they have a Home Stager with the insight to see what was really going on.
So true - if they don't want to move or do the work to prepare their home properly they certainly will not see offers. Sounds like with your guidance they are on the right track now. Good luck!!

Anthea ~ Motivation is everything when selling a home. The homeowner must now realize that her daughter is preventing an offer .... hopefully they'll work this out and you can help them both move on! Good post.
