As Listing Agents we often wonder why more agents don't attend Realtor Open House Luncheons?  Most good listing agents either prepare or cater a really good meal, but the food (although incentive) should not be the reason for previewing homes on the market.  The real reason should be knowledge and competitive advantage!

Buyers Agents should get in line.  Although you may not have a current client that would have an interest in the featured home or homes, one of these homes may be perfect for the next buyer you meet.  You may also find out a lot about the area or neighborhood, again knowledge that will help you find the perfect home for your buyer.

For Listing Agents, what a gift!  Now you have a firsthand look at potential comparables, found a new neighborhood to farm, or even stopped in on a FSBO on your way to or from the luncheon. 

We try to learn as much about the home and community as we can.  We also compare the home to our current listings to see if price corrections are in order or perhaps sprucing up.  Positioning our listings to sell is our primary reason for the visit.  If the lunch is really good that's a plus.  We don't believe it's a waste of time, but rather a lot of knowledge in a very short period of time.

I love our Broker Open days!  It not only serves the purpose as you've stated, but also gives me a chance to network with our local Realtors.  We try to support each other whenever we can.   Nice post!

I don't attend many because I don't see the advertisements.  Probably lost in junk mail?  Terri has a good reason to attend the Broker Open (to network) as opposed to previews.

I try to get to some of the open houses.  It is a great way to see what is happening in the market place.. and a lot of good feedback on pricing and what others are experiencing.
