Reno-Sparks Vacant Listings by MLS Area

In early May I posted (on my other blog: renorealtyblog.com) a table showing the proportion of vacant listings by MLS area in Reno-Sparks.  Today I recompiled the numbers and updated the table.

Overall the proportion of vacant listings in Reno-Sparks has remained unchanged at 34%.  However, on an individual area basis, some significant changes have occurred since May (see below).  Also, not surprisingly, tenant-occupied listings inched up slightly, from 7% to 8%.

The table below shows the proportions of Vacant/Owner-Occupied/Tenant-Occupied listings for various MLS areas in the Reno/Sparks area. The table is sorted by Vacancy rate - highest to lowest.

Somersett saw a significant (20%) decline in its proportion of vacant listings, from 55% in May to 44% today.  Old South Suburban saw the greatest decline (38%) with its proportion of vacant listings dropping from 34% to 21%. Northwest Reno had the largest increase (81%) in its vacant listing percentage.  Increasing from 27% in May to 49% today. Southeast Reno moves to the top of the list to lead all the Reno-Sparks areas in proportion of vacant listings  West Southwest remains the area with the highest proportion of owner-occupied listings, at 74%.  Also, not surprisingly, tenant-occupied listings inched up slightly, from 7% to 8%.

Hi Guy,   These vacant numbers look huge!  What has caused this scenario?  Did investors drive overbuilding and now they can't find tenants?  Have people relocated elsewhere and left their homes vacant because of the slowdown?

That's a lot of vacant homes.  That's a lot of people making payments on empty homes.

Carol and Tim, thanks for your comments.  Overall, the Reno-Sparks area currently has over 4,500 listings (at the moment, 4,570 non-pending active listings, to be precise).  Given our monthly sales rate, we are looking at over 12 months of inventory.  With 1,582 of those homes sitting vacant, that's why we're looking at a 34.6% vacancy rate.  It's been this way for a few months here in Reno.  The high number of vacancies was actually brought to my attention by the Buyers to whom I was showing homes one day.  During our home tour, my out-of-town clients commented that it seemed as though half the homes we'd viewed were vacant.  I hadn't really given it much thought prior to that day.  So I began to track it.

The troublesome thing is that local builders continue to build and add to the inventory.  Until we sell off this excess inventory we will not see this proportion of vacant listings decrease.
