As a Home Stager, I am finding that I am often faced with a challenge - and I always try to ‘rise' to the occasion and ‘make it work' for everyone involved.  I think that the biggest obstacle that I have had to work with, to date, is viewing a house that is only partially complete and having to work up a proposal for furnishings and staging.

I am wondering if anyone else out there has ever had to ‘stage a house without walls'?  If so, how did you handle it and were you able to give an accurate assessment of cost? 

I have my ‘vision' of what the room should look like after the walls and windows are in, but will it be accurate?

I could use some advice here!

Whoa Val, I know we all have vision, but I'm not sure we have THAT much vision!  I don't think I'd want to go there, but good luck to you!

I would bid it with what you think will be necessary then put a rider in the proposal that the details and pricing may need to be slightly adjusted closer to the staging date.

Dear Val,

The pictures look very familiar to me!  My husband is a builder and until 18 months ago the homes were selling without having to stage them.  Even though we never planned to stage them I have always been aware of where the walls are, how furniture would fit into the rooms, and if the window heights would limit furniture placement.  It is also a good idea to watch narrow hallways to make sure beds and such can fit though the sometimes limited space.  I think having a copy of the floor plans would help tremendously with this because you can see the possibilities on paper and calculate the scale of the furniture. Did the builder use a drawing program that would give you three dimensional views?  Keep us posted!

Hi Val,

You are entering interior design work here. Susan is right. You need to work with a floor plan or make one of your own. Draw your furniture placement and where you want plants and accessories. I am used to working on the interiors before the pad is laid. Looks like you will be in control of colors which will be a breeze. Have fun.
