True story:  (1997) I was referred to a couple wanting to sell their home by a friend of mine that was selling new homes at the time.  They wanted to price it OVER market, to give them room to negotiate don't you know?  I refused, they agreed to my price & hired me.  We sold their home in a reasonable amount of time & they bought a new home from me.

A few years goes by, they decide they don't like the new community they purchased.  They wanted to list it & price it OVER market, to give them room to neogitate don't you know?  I refused, they agreed to my price & Sue Nelson Bloghired me.  This time though, someone showed their home without an hours notice as they had requested, so they FIRED me!  Ok fine!  4 months goes by, their home isn't sold... they call me to "bail them out" of the mess they have created.  I agreed, sold their home at the original price I recommended & they bought a new home from me.

A year goes by, they decide to move to Arizona.  They again wanted to price it OVER market, again I refused & this time, they hire someone else. 3 months goes by before they realize they've made yet ANOTHER mistake.  They call me to sell their home, which I do & they move to ARIZONA.

8 months later, they HATE Arizona.  The neighbors are not nice to them etc... so they want to move BACK to Las Vegas.  They go through 3 agents in Arizona before accomplishing their goal & finally move back to Las Vegas in a home that I sold to them.

No lie... 1 year goes by & they decide that there are too many children in their new neighborhood and decide to sell this home.  This time - They Hire Me 1st... (what a concept)!!  We sell in a timely manner! (amazing how that works when you take good advice)!!  HOWEVER, the husband insists on purchasing their new home in a neighborhood they insisted they would never live in, built by a builder they insisted they would never buy from.  I sold it to them (under duress I might add)!

Seriously, 2 months goes by & the wife is about to divorce her husband for buying this "PIT" as she called it.  They decide to sell this home at a price ABOVE market value... This time, I don't refuse because I think eventually they'll get it & this time we can CUT OUT THE MIDDLE MAN!  WRONG!!

I have their home on the market for approx. 3 months recommending price adjustments on several occasions.  "Put a pricetag on your happiness" I suggest.  They refuse.  Month 4, they decide I MAY NOT BE THE AGENT FOR THEM!!  ARE YOU KIDDING ME??  FIRED AGAIN??  OMG!!

So... 18 months goes by... they have gone through 4 agents since then....  The market continues to slide... they called me a few months ago to list their home.  Now, my recommended price is literally $100,000 LESS than it was the first time I list it.  They think I'm crazy...  Seriously?  I'm the CRAZY one??

We mutually decide NOT to do business together... So now, their home has been on the market for 2 years at a price FAR above what I had recommended.  Apparently, their happiness is worth FAR less than mine!!

The moral to my story... You can't help everyone... because not EVERYONE wants to be helped!

Sue-I'm feeling your pain.  Although not a referral, somebody from my SOI.  I see this being an issue coming up over the next few months.  Some people just don't get it.  It's kind of like going into the Doc being told you need to take better care of your body and still sticking with the same bad habits.  The Doc knows best in the medical field and as real estate professionals we know best in the real estate field.  Some people just need to learn the very hard way.

Great story Sue, beautifully told as well.

You couldn't be more right, there are definatly people who don't want to be helped, but the ones you mention I think even cross the line of "not wanting to be helped"... you helped them "against their will" it worked out great (on more than one occasion), and they never learned. Now they're paying the price. Good thing is you made a few commissions in the process and they probably each time got a good deal, bad thing is they'll never realize...

It's a good thing there is only very few people like this (except for the "I want to start high to waste a little time in the begining...")

Sue,  This IS our pain - what we face as professionals in our business.  I am trying to figure out why it happens.  A lot of times it is another realtor who gives our clients assurances he cannot make.  Each time my client comes back I think he has learned his lesson.  Only to find out he hasn't.  Then I meet a realtor who is abusing his client by making them feel worthless and find that his clients worship the ground this realtor walks on.  I wonder if I am missing something somewhere.

Isn't it amazing how much buyers and sellers think they know? Why do they even call us!?! I have had clients like that...think everything I do is wrong and their way is right.  SURE!

I tell my new agents that if a potential client seems like high maintenance in the very beginning to STOP, go no further and save themselves the agony later! Some people never change. In fact they get worse!

Great story, i admire your persistence.  I don't think I could have put up with them.  I love to help people who want help but if they are not interested in my advice then I advise them to find someone who will better fit them.  I long ago learned that I don't work well with everyone.

That is an absolutely amazing story.  I have a couple of clients like that, we just haven't had as many rounds.  One has tried to do two FSBOs.  Both times he listed with me and I sold them quickly for top dollar.  I am expecting another FSBO in the next month or two, he is persistent. :)

Well, you can't please everyone is so true.  It takes a while to accept that.  I have a listing right now that I feel is going to fall because the owner insisted on listing too high and refuse to check out my weekly updates showing that his home is the highest in the complex.  I can only do so much and I might lose the listing because he only gave me 3 months to sell.  But I will feel ok about it because I have given my all to the listing.

That is SO funny.  It appears that this couple is sublimating all of their life's frustration into their real estate. 

I really admire your resolve to stick to your guns.  It's not easy some times.  But, when we're right, we're right.  I have NEVER met a buyer or seller that really understood the market. NEVER.  After all, few real estate practitioners understand the market.

I think this couple should have sold their house and lived in a moving van, or at least a mobile home. It sounds like you hung in with them as long as you could. You are right though, some people don't want to be helped.

Sue, what a great post.  I have seen this on the mortgage end as well.  Everyone says the 2/28 is a bad loan but it really gives you enough time to fix your credit and clean it up.  You explain it to them...but do they listen?..

Sue - were you working in Toledo about 3 years ago??  LOL  Sounds just like a client I had - and the only thing I can be thankful for is that he taught me many lessons.  Least of which is......if you aren't willing to listen to the professional, then dial another number.  End of story.

The toughest part about encountering these characters is when you are new in the business, hungrily trying to build your business, and you're bending over backwards for them when they suddenly pull the rug out from under you. Ouch...

Wow Sue, I could go on for hours on this one. First, these folks are straight-up nuts! You've done a lot of business with them, which I'm sure has produced some nice income, but these are the types that I generally do not have the patience for. You've done well sticking with them and taking care of them, but I think you've made the right choice now, not to do any future business with them. We DO have the choice of who to represent and we DO have to excercise this choice in order to keep this business enjoyable, otherwise, it can and will drain the life out of us. Thanks for sharing your story. It's a great reminder that sometimes it's worth it to deal with crazy people and sometimes you just have to cut them loose.

I enjoyed this post. I am constantly telling Blog Boy (Broker Bryant) that it's obvious that some people really don't want the help. If in their heart they truly wanted help then they would be much more agreeable and stop thinking that they can just keep refinancing to bail themselves out. We all know it doesn't work like that. A home is not an ATM machine.

Sometimes the best thing we can do for our customers and for ourselves is just say "NEXT" :)

Sue, Some people are never Happy.  Everything happens for a reason.  Its probably better that you parted ways and it sounds like it was a mutual thing.  A funny thing is that sometimes people like that know that they are hard to deal with.  They will probably still send you referrals because you were able to put up with them for so long!

They sound like trouble to me. Good thing you were able to make some commissions off them. But as you yourself said "Put a pricetag on your happiness". Sometimes it is simply not worth it. I have gotten to the point that it is cheaper to cut back on my expenses a bit rather than have troublemakers that I can never please. Maybe there is no jauzzi on my patio and I will not be flying to Europe this year, but I sleep a lot better.

You must have been very gracious to them each time they fired you and didn't burn any bridges. You are to be commended for that! It sounds like they don't appreciate you until they can't have you anymore. You are lucky to have had some successful transactions with them so all your effort was not wasted!

Amazing post! Something similar just happened to me but re: a higher commission for the buyers agent. Very standard here in Fla. where you must do something to get attention. However it was just round 1 and they didn't like the suggestion. I give you soooooo much credit for your resilience and patience!!

I am actually shocked that you stick with them so long. I would've fired those clients in the first place! For me personally obviously these people don't learn at all, no use to put up with their crap! ;)

Yep, they sound like total nut jobs to me. But, if my math is correct, you did 6 deals off of these folks in less than 8 years. That's a pretty good tally. OTOH, if you spent all of your commissions on therapy, that's not a good thing.
