Princeville Kauai condo (and house) update for March 14th to 20th

Aloha,

This past week I've been enjoying the close proximity (to everything) offered by living in Puhi. As we've done in the past, we're down in Villas of Puali ‘cat sitting' while friends are on the mainland. I love the location, and the ease of getting around, the fact that Costco, Home Depot, Kukui Grove, the theatre, WalMart and so much more are minutes away - but have to admit, I am a North Shore girl at heart.

While here, we've walked to the movie theatre, gone to restaurants we don't normally get to and really enjoyed the space. I live in a condo but the Villas of Puali, although technically a condo complex, looks more like a single family residentail subdivision, as it has only two units per building, (like a duplex,) most of which are two story, three bedroom, two and a half bath units with nice large two car garages. It's certainly like owning a single family residence but better because the grounds are maintained with HOA's from $316 to $329 a month. I don't know of anyone who lives here who doesn't like it. There are still several units on the market priced in the mid $300K's to mid $400's. Let me know if you have any interest:

Plantation 1111 is back as a new listing after being withdrawn this week (you'll see if under the withdrawn section of the update) while listed at $469K for 529 market days. It comes back on the market at the same price, having been purchased for $430K in 11/05 from the developer and simultaneously ‘flipped' to the current owner for $598,402. In the prior listing, the unit started out at $580K back in 10/08. Pali Ke Kua 246 is new on the market at $719K and last sold for $455K in 4/01. This is the first time on the market since that sale.

Nihilani 26A a resale purchased from the developer in 12/06 for $805K, closed escrow this week listed for $539K. 26A sold for $520K cash and was not a short sale.

A 2 month fractional share of Plantation 921, priced at $190K and purchased as a whole unit for $750K in 10/05 expired after an unsuccessful 711 day listing period, during which it started out at $200K. Several years back, fractional shares were touted as the next big thing in real estate but what with the market downturn, this concept has been slow to catch on.

Two fractional shares of Villas of Kamali'i 42, listed for $179K and purchased for $805K in 4/07 were withdrawn after a price increase from $159K to $179K. You'll see these two shares at the end of the price change portion of this update. Plantation 1111 was also withdrawn and relisted as noted under ‘new listings.'

Moving right along to price changes: first up is Ka'iulani 27 which went from $1.695M to $1.6M and sold from the developer in 8/07 for $1,652,100. Paniolo 107, a short sale purchased for $475K in 9/05 was reduced from $217K to $209K. Kamahana 2, also a short sale, went from $339K to $309K and last sold for $136K in 11/94. Mauna Kai 10A sold for $289K in 8/03 and made a very nice reduction this week going from $540K to $440K. This listing says in bold letters that it IS NOT A SHORT SALE. Mauna Kai 2B also reduced, going from $537K to $525K and last sold for $240K in 4/01.

Cliffs 8204, one of the few 4 bedroom units in the complex made an remarkable reduction going from $995K to $850K. This unit sold as a leasehold property in 4/87 and was converted to fee simple in 7/89 for $33,600. The Cliffs is the only complex in all of Princeville and perhaps on the Island that offers 4 bedroom ocean view units. Most of the larger units in other complexes are 3 bedroom. If I overlooked a unit on the South Shore that is 4 bedroom ocean front or ocean view please let me know. The last two price changes are the Villas of Kamali'i fractional offerings of unit 42 that went from $159K to $179K and were then withdrawn. Now on to your Princeville home update:

There were no new residential listings this week, and only one sale which was 3646 Keoniana Road which sold for $725K while listed at $895K. This comes as no real surprise as this home recently sold in 10/08 for $760K and the market has only softened since that time.

It's been cold and wet this week with scattered showers most every day. Certainly unusual for Puhi - more of what you'd expect of the North shore. Speaking of the North Shore, for those of you who love yoga, there's a new Bikhram Yoga Studio which opened the beginning of the month.
