- Lowest price: $228,000
- Highest price: $385,000
- Shortest Days on Market: 192
- Longest Days on Market: 385
Home sales increased 66% year over year - Atlantic Beach enjoyed a 77% increase, so it's nice to see a similar bump in Neptune Beach, which is considerably smaller.
Sales price decreased 31% year to year - larger than I would have predicted, but not completely surprising, given the inventory of distressed sales (short sales, and foreclosures).
The high sales price year to year is down by 37% year to year, which is right in line with sales prices nationally, regionally and locally, especially on the more expensive properties.
What can you take from this if you are a current seller, or about to be seller? Price it right from the beginning and present it right, and it will sell.
