I've always felt that service is all we have to offer, so It better be tops!  We don't own the inventory, and it's our job to get homes and properties sold at top dollar in the least amount of time.  I spend a fortune in time and money doing just that. 

In this market the only way to get top dollar quickly is to advertise like crazy especially internet.  However, I've found that it doesn't matter how much I advertise in this market if the price isn't right, the phone won't ring and the real estate won't get shown.  People search square footgage and price.  Buyers want bargains, and they expect the resale and new construction inventory to compete favorabily with the prices of foreclosures and short sales.

I've also found that if the price is a bargain and the homes or properties get calls and showings, that is not enough.  The home had better be staged and show perfect to attract that offer.  The weeds and junk had better be in the dumpster and not on the lot.

I have new homes for sale in prime locations that cannot compete in price with the foreclosures and short sales and other bargains.  The quality in these homes is incredible, and the upgrades are gorgeous.  I market the quality like crazy, but most buyers still want the bargain prices.  Since there is no reason to build and lose money, I continue to market for the buyers who want the quality. 

Buyers, please remember there is more to owning your own home than getting a bargain.  Check out cost of repairs for bargains including short sales and foreclosures.  The new construction value may actually be better in the long run, and you have a builder's warranty typically.  Click on search MLS on www.homesincedarcity.com for foreclosures, short sales, bargains and new construction both with high quality and bare bones construction.

Well, it's the same in the midwest too.  Everyone wants a bargain, but when I did the 2009 annual sales by subdivision I was shocked by how many homes sold that were NOT short sales or REO properties.  What that says to me is that if you market yourself as a bargain hunter, you are going to get that same following...I am in the process of trying to change my image...
