Is Realtor.com an effective advertising tool?

I have been using Realtor.com for over two years. First I just enhanced the listings and quite honestly I did not get good results, meaning no calls.

At renewal I decided to go with the Feature program which cost $260+ per month, expecting a lot of calls from the Feature Listing. Unfortunatelly I have been trowing away over $260 per month per area and gotten no results. I have been trying to get out f the contract but they are not flexible.

Please share your experiences that you have had with Realtor.com, I like to hear your good and bad experiences.

NO, no a thousand times NO !  I do pay for the enhanced listings as my sellers want them. If I divide it out by the typical number of listings I carry it figures about 52.00 a listing and I pay 1800.00 per year. As I said I only do it for my sellers not because I get leads !!!!!!!

We did some advertising as a mortgage company and had no real luck with it. It's all hit or miss. I've heard people say great things about it, or dog it. Good luck

I dont' use the Feature Listing, but I do get calls and emails from r.com.  A secret that was told to me; try to find a cheaper zip code next to the one you want your listing to appear in and use that one.  Since the one your in now most likely won't be full, they will pull listings from adjoining zips.  So you can pay $460 for the year and get pretty much the same exposure.

On a 1-10 scale i rate Realtor.com a 6.5..

It`s outdated  in many area`s....

i think you need it to show your sellers that your marketing the property correctly.  And that brings buyers.

I use one zip code in the featured listings and have been using enhanced listings for over a year. I think the enhanced is worth it for me and think it's an important marketing tool. Have had enough leads and sales to well pay for the enhancements and I think it's a must to service my sellers properly.  This is the most visited real estate site out there, if I want homes to get maximum exposure, this is the number one place to get it.

As far as the featured listings, not sure yet if that is worth my money. Did choose the lower priced zip code though to get the most bang for my buck.

Also, think of this...If the buyer is working with another agent and sees your listing (is very interested because of the extra enhancements), they may pass that info to the agent and ask to see the property. How many times have you had YOUR buyers ask to see homes that they found on R.com (especially those with enhancements)? I have it happen all the time.
