CLOSED SALES UP 50 PERCENT
Report Shows Inventory Declines 15 Percent

So reads the headlines from the March 12, 2010 press release from NABOR - Naples Area Board of Realtors which track listings and homes sales through the multiple listing service within Collier County excluding Marco Island.

The general theme from the PR is home sales continue to increase while prices stabilized. While homes sales have increase across the board (all price segments) a significant increase was noted in the above $300,000 price segment. Home sales volume in February are reported at 7,426 versus 4,951 over the same period last year, or a 50 percent increase.

It was also noted that during the local "season" (January, Ferbruary, March) the inventory of properties for sale usually increases as more sellers put their property on the market to take advantage of the influx of Winter residents. This year, during February, we saw the inventory drop to 9,682 from 11,427 available properties in 2009.

Pending sales jumped 76 percent also to 544 contracts compared to 309 year-over-year.
