Hi folks. Today I want to do something a little different. The title of this post says it all "Did you know?". These are random observations from me, Broker Bryant, that I hope will make you smarter, or at a minimum, make you think. Please feel free to add to the list in the comments. And by all means, correct me if I'm wrong.

 

  • Did you know, that if you use Real Estate Shows, you can Google your listing by house number, street name and zip code and your listing will show up in the #1 position and may even have a Google map up top? Who needs a single property web site.
  • Did you know a fully signed and accepted purchase offer is NOT an executed contract? A contract is executed when the transaction has closed and all parties have performed. A fully accepted and signed contract is a pending contract.
  • Did you know REALTOR® only has two syllables? Real---tor. That's it.
  • Did you know REALTOR® should be written just as I have written it? All caps and with the little ® "thingie".
  • Did you know a Fiduciary relationship is forever? It does not go away just because you lost the listing or the buyer. Information you knew then, that was confidential, is STILL confidential. It NEVER goes away.
  • Did you know Blog stands for Web Log and is an online diary? That's why we write OUR thoughts and don't just post someone else's thoughts.
  • Did you know if you steal Lenn Harley's images, maps or words, she will sue you  and she will win? And so will I.
  • Did you know an overpriced listing will suck the life out of you? And it's NOT the Seller's fault. It's your fault.
  • Did you know Mortgage fraud is a federal offense and is punishable by prison time?
  • Did you know your Broker owns your listing? If you leave the listing stays unless you have an employment contract stating differently.
  • Did you know an agent without an employment contract is effectively unemployed? Do you have one? Is it current?
  • Did you know your Broker works for you? You are paying him, he is NOT paying you. Act accordingly.
  • Did you know mortgage interest rates, in the mid 1980s, were as high as 18% and people were still buying and selling Real Estate?
  • Did you know people are still buying and selling Real Estate? Your goal should be to make sure they are using you to do it.
  • And last but not least, Did you know a REALTOR®'s income is NOT passive income? If you want some......then go get it!

So there you have it, 15 random thoughts from Broker Bryant plus one bonus thought, for good luck. Did you learn anything? Did I make you think? Do you have any to add?

Well hello there, I make the little (R) just by typing what I just did in Word, it then changes it to the symbol. I'm sure there are others ways of doing it but that's the only way I know of. I type all of my posts in word and then copy and paste. Thanks for stopping by. I've never done a post like this before so just thought I would try something different. TLW told me she didn't like it:( Oh well it was worth a try. 

Maybe a newer agent will get something from it.

I bought my first house around 1980 for $35K @ 16% interest !!!

Sold it in 1986 for $146K !!! 

Imagine if I had been afraid to buy.

Random thougts are entering my head about that time in history & how a certain peanut farmer almost ruined this country. We are still feeling the effects.

Did you know I bought my first investment porperty in 1984 with an interest rate of 16.25%. And I still have it!! Including the 16.25% rate! BUT I put an equity partner in the condo the day after I bought it who is responsible for all costs, maintenance etc and he still lives there! I bought it with zero down and pulled $2,000 from him and he has paid my mortgage down ever since. I paid $31,000 still owe about $12,000 and it may be worth $100,000. I haven't seen the unit or the co-owner in 20 years.

My computer won't translate the REALTOR (thingee). 

In Maryland Rebates are legal and they only have to go on the HUD-1 if the money is used for closing costs.  Money given after settlement doesn't. 

I ran into one of my maps on a farm web site today.  I want apples. http://lockfarm.net/id11.html

I once had an agent who thought I worked for him.  He's selling chairs at Lazy Boy now.

An attorney told us at Legal Updates CE training last month that fiduciary ends at settlement.  I disagreed with him.

BB:  A superscript is when the Registered symbol is written a little bit above the line of type and a subscript is when it is written below the line of type.  I don't think it's necessary.  FYI.

Wow, I've been gone for a few hours and it seems everyone wants to know about superscript.  As Peggy mentions above, it's when you have the symbol above the other text:

Superscript examples:  

X2,   Realtor®Coca-ColaTM

Subscript examples:

 

H20  X1

Not 100% necessary, but is the correct stylization, as in footnotes for example in a book would always be in superscript.

Easy to make in word, just click on the symbol or text you want to be in superscript, click on Format, Font, and then select superscript, or subscript as the case may be.

My pet peeve is real-a-tor or ree-al-a-tee.  Today I had a printer trying to solicit my business.  Three times I corrected ree al a tee.  At the fourth time the vendor insisted on calling my company "Ree al a tee" I told him I was not in a reality show and that if he wanted to get business from REALTORS and realty he'd best learn how to pronounce the word!  He quietly hung up.

Creative!  lol, I only found one thing to disagree with too...you must be slacking! ;-)  Actually, I do disagree with the one about the broker working for the agent.  Last I checked, I signed the checks and for the most part, at least, am the one taking on the risk of owning the company.  The agent has the choice of whom he/she works for, but unless they get their broker's license and hangs out their own shingle, the State of Missouri tells me that I'm responsible for his/her actions...so they work for me!

I think my pint on this one was agents need to remember they are independent contractors and are responsible for their own business. Quit relying on your Broker to feed you.

Ann, On my laptop I have to go to start-->programs-->accessories-->system tools-->character map.  When the character map pops up click on the R and copy it.  You can then paste it in the text where you want.  Other laptops have a number you can type in when you need the R but mine does not work that way.  Leanne Paynter or Kristal Kraft can give the the code numbers for the R as they are the ones that helped me back in the day!

If you use the ALT button and hit 3 numbers on the number pad of your keyboard you can make all sorts of interesting symbols. For example, if you want to make the degree symbol ALT and 167 = º it is currently 89º in Daytona Beach. I bet the ® symbol is in there too, but if all else fails, cheat! :)

Fun. And I thought REALTOR® was pronounced "real-a-tor." Like "I" talian food and other slaughtered pronunciations. Both it seems require a pronounced supraorbital ridge to say rite, like a neanderthal.

Knew most of the other points. Though did not know that someone who mistook their job relationship with Lenn is working for Lazy Boy now.

Now we got to go check out TLW and see what she's up to.

I see everyone gave answers to the (R) problem. Most software programs, and many web sites will automatically convert the (R) or (r) to the symbol. I wish AR would implement that here.

Bill, That was my American Idol audition. Simon called me bad names:)

Larry, I like that one! In Florida folks throw the agent word around like it was nothing AND we rarely act in an agency capacity. It's confusing to the consumer.
