Well if you are looking to buy a home this year ...Get ready to see a lot of homes coming up for sale because the only other option to not modifying the mortgage is foreclosure. You can easily see that they have dropped in numbers but soon we will see an increase. Why do I say this? Well the banks are getting ready to drop and run .... Meaning they have not been modifying loans only appeasing the public...Insiders have caught even the largest of them all skirting around the issue to force people to foreclose. Are you recommending a buy and hold strategy in Cape Coral? Is there enough retail activity in the CC market for rehabbers to profit by adding value to properties? Also, Florida is in the height of "season" right now; how will that effect the CC RE market once the snowbirds leave.

Dear Greg,

 I am definately recommending a buy and hold. There are alot of unfortunate residents here that bought into the boom are now in foreclosure and will need a palce to rent. The rental prices here have gone form very low too average and will be rising. The great thing about Cape Coral is that there are great places to go and see yet you do not have the traffic in your back yard. We have everything anyone will need and more except high end malls but for those a thirty minute drive to Bonita Springs is an option. We should continue to see snow birds here stay even a few more months longer. Your typical rental base will be those who have foreclosed and have no other choice but to rent and moving around is not a feasible option. It is a safe investment now so get your buyers involved and watch the investments grow in multiple ways. We have builders here agzin and that should tell you what you need to know as far as making $$$ sense.
