The Spring Housing Market Has Sprung in Winnetka

Sold Sign WinnetkaNew homes have been coming on the market regularly now since January with little movement out of the market.  But the month of March has indeed come in "like a lion."  Finally houses are going under contract and at a pretty fast clip.

Here's the rundown:  There are 197 homes for sale in Winnetka, Illinois.  Of those, 17 are under contract.  Well, that's not great, of course, but the intersting fact is that 12 of those 17 went under contract just in March, most just in the past week.

Traditionally, New Trier Township schools go on Spring Break during the last week of March - did buyers want to jump in before they left?  That's unusual since home inspections and attorney Sold Sign Winnetkaapproval reviews occur during the week after purchase.

Are buyers foregoing Spring Break this year?  Now, that's really unusual! 

No, it seems that prices are the deciding factor.  More homes are selling now because prices are just too good to pass up and even, gasp, lose to another buyer.   Some of these homes have been on the market for awhile and just needed that final price reduction to be in the running, while others just came on the market with motivated and realistic sellers who priced them to sell. 

When a $3 million dollar comes on the market in Winnetka and sells in . . . 2 days. . . that's a good sign.  A Elm St., Winnetkabeautiful, well priced Sold Sign Winnetkahome should sell quickly, but we all know that has not always been the case.

If you are a buyer that is sitting on the fence, waiting for prices to hit bottom, it's possible they have.  We are definitely not seeing a free fall of home prices in Winnetka, Wilmette, Kenilworth, or Glencoe anymore.  Prices are still being tweaked, but remember, if interest rates rise even a little, that fact alone could wipe out the savings of buying a well priced home!

Wonderful news -- just bring it a little farther west. I also think things are picking up. Lost in a dual offer on a three day old upper end listing yesterday. A good sign that prices are becoming realistic and achievable. Buyers are out beating the bushes. Wish we had MORE TIME!
