Radon and expansive clay soil in Weld County- Some of the aspects of a home inspection that are unique to Weld County include:

  • The use of floating walls in the construction of finished basements due to expansive clay soil.
  • Higher Radon levels than the rest of the country

As a Certified Master Inspector, and local resident in Weld county for over 25 years, I am familiar with the issues that may not be found in other areas of the country.Here is a breif description of a couple.

"Floating walls" simply means that all partition walls are suspended from the floor joists, and there will be a 4 1/2" space between the bottom plate and the concrete floor slab. However, there will be base plate (treated 2x4) attached to the floor with 3" concrete nails or by use of a stud gun which yields a 3" clearance—see diagram below. It is crucial that your base plate and wall be plumb.

This Design allows movement of the slab floor without creating cracks and damage to the rest of the structure.

The high radon levels found in Weld County will vary from home to home but generally are found to be at higher levels than other parts of the country.The EPA provides plenty of information about Radon and is available at this link  www.epa.gov/radon
