BE YOUR OWN DENTIST!  Yes, you read that correctly...you too can be your own dentist!  Simply join this network and we will teach you all of the ins and outs of personal dentistry!  Tooth extraction made easy!  Root canals done cheap!  Cavities filled for pennies!,

OK, so I have your attention and with good reason to make my point.  The next time you decide to sell your home yourself or perhaps build your home yourself, you need to make sure that you really know what you are doing.  I for one would never want to be my own dentist and am amazed at the number of people who think selling a home is so simple that anyone can do it.

Before you decide to sell on your own, think about these points:

  • Do you have the correct market data in order to correctly price your home?
  • Have you had training to know how to negotiate through a contract?
  • Are you aware of the importance of the Seller's Disclosures and the legal implications of that form?
  • Most buyers of FSBO's expect to pay much less and the Seller can typically expect to get 15% less for their home because of this.
  • Are you willing to allow just anyone into your home?  Have they been pre-qualified?  Do you know anything about them?  Could they be just checking your home out to come back and possibly rob you?
  • Do you have the time that it takes to market your home, show your home and deal with all of the little details to get to a closing?

These are just a few things to consider when thinking about being your own Realtor.  Realtors are not the enemy.  We are here because we love what we do and our client's best interests are always at the top of our priorities.  Realtors have also spent a great deal of time and money to become licensed and to remain at the top of their field just as any other professional does.

I would be happy to help you sell or buy a home or commercial business.  Call me today for a great real estate experience!  Bandier Realty Partners, LLC can help you find a home, land, farm or ranch or even a high-rise office building!

I'm not surprised that there isn't an online "do-it-yourself" dentistry course.  Though our profession offers buyer and seller tools online (informed is good), sometimes I wonder if we're teaching our clientele to do it themselves.  I'm sure that some socialist mindsets in government would encourage this transition.  Cherise

These are the same people that feel unqualified to mow their own lawns, buy a bluetooth without asking the salesperson questions for 20 minutes, and visit 4 car dealerships 3 times before purchasing a car. yet when it comes to the largest transaction of their life, they become penny wise and pound foolish because they visited a few websites.

Paula with the exception of perhaps investors, many FSBOs just focus on the commission that they may or may not be saving.  You and I know that there is a myriad of information to know and a punchlist that seems endless.  God bless them for trying.  But if I weren't a Realtor(R), I wouldn't even know where to start.

Very good opening, it definitely caught my attention.  I must admit though, I knew you were going to direct it toward FSBO's, and for good reason.  I have seen many people attempt to sell their own home, but later resort to hiring a realtor after many months of not selling on their own.  It's amazing how people do not realize the value of a realtor's representation.

there is a FSBO in my market that has been so for three years, and a 2 Million dollar home at that. She wants all us agents to bring her a buyer and then she will pay us a commission, but then she tells me she knows she has no exposure and is probably the reason the home has not sold. When I asked why she won't hire an agent, she states she has sold 9 homes before and knows what she is doing. Really? After three years of no sale, do you really think you know what you are doing? Great post, but some FSBOs will still choose to be in denial, just like the gal in my area.

This was a Mad TV skit several years ago called "Dentist in a Box".  Very thought provoking.  Some people have the tools and skills to sell on their own but most don't.  Most get their information from the wro ng influences - Bartenders, cabbies and family members (none of which ever used the advise they give).................chris

Paula, AWESOME blog!  I won't ask who got those dogs to pose (or HOW!).  In the current market more than ever, we certainly earn our commission.  You've done a great job of explaining how we more than pay for our services, by netting more on the house (15%) than a typical FSBO.  Thanks for the giggle!

I do coaching for real estate investing and often say the same thing.  Something like "if you watched a brain surgery, would you be capable of performing the next one?"

Saving money can be very costly.

I could not resist reading the blog because of that great title. While all the points you make are certainly true, the FSBO group is always going to be with us. The numbers stay about the same and that suggests a personal or circumstance driven mindset and usually the only thing that will bring that group of people to the Realtor is failure.

My experience may be unusual but I have rarely been able to convert a FSBO until they have run out of gas. All the suggestions of danger associated with doing home selling process without professional help generally fall on deaf ears.

Having said all that blah, blah I still try because when I win one I love it!

We as realtors have expertise and knowledge to help our buyers and sellers.  Some FSBOs are quite capable, but it still can be more of a process than some really expect it to be.

You just can't reason with some people. I have tried on several occasions to get a local FSBO to at least let me come by for an appointment to discuss selling the home with a realtor (me).

This person has had her house on the market for over three years and lives four hours away. The sign is so old, it is covered with vines and impossible to see, let alone read. Our company just sold the house next door (identical, except actually kept in good repair) for $400,000. This woman is asking $600,000.

To top it off, she rarely answers her phone or returns messages...and she speaks very poor English. Nevertheless, she is determined to sell that house herself, and insists that she "must" have $600,000!

As my manager says in a situation like this, just say "next" and move on. But it makes me a little crazy.

Paula,

Great analogy!  I love it when people "brag" about how easy it was to sell their own home!  And then you see the SALES PRICE and realize they undersold it by thousands of Dollars!

I once had a Seller who called me & said that he didn't need me after all!  Someone in his building was going to GIVE HIM $1,000 OVER THE LAST SOLD PRICE IN THE BUILDING!  I called him and told him the PRICE IT SHOULD SELL FOR!  He pocketed an extra $35,000 by Listing with me!

Paula,

What an amazing photoshop job, but makes for a great point. What seems so easy, may in reality be confusing and overwhelming.

I know how to build a house. You need to pour a clab, then erect walls, then put the roof, and then make it all nice inside.

And this knowledge of mine is fine, until I actually take upon myself building a house...

I run into this all the time.  Realtors who think they are mortgage experts; Loan Officers who think they are appraisal experts; Sellers who think that Texas-shaped swimming pool should be worth an extra $30k.  And everybody is just certain they can do what Realtors do, no problem...Not quite.

Here's an idea, stick to what you know and refer/hire everything else out to competent professionals.

I learned this the hard way when I decided to install my own wood floors.  Many $$$ later a professional is now finishing things up and I couldn't be happier (except that I cost myself $500 trying to be a Home Depot-trained expert).
