Buying Vacation Properties in Ponce Inlet.

According to Daytona MLS, there are currently 129 condos for sale in Ponce Inlet, Daytona's southernmost town on the Beachside. Below are the lowest priced 10 units. I marked two units in Harbour Village, which in my opinion are the best deals for under $200K in Ponce Inlet. They are not in direct oceanfront buildings, they are part of the largest Ponce Inlet condominium development - Harbour Village. Ponce InletThese two units are in the Links, two 7-story cloverleaf type buildings with the circular garage in the  middle and four attached wings with 7 units on the floor, 4 Three bedr / Three baths, and 3 Two bedr / Two baths. Convenient, you drive up your floor and park there.

They are relatively new (2003 and 2004), and good size (1,438 sf living and 157 sf balcony), amenities are the best in Ponce Inlet and anywhere on the Beachside. The complex has its own 142-slip Marina, 9 -hole executive gold course, each Links tower (North and South) have have indoor and outdoor pool, sauna, gym, you name it. 3 club houses, one direct oceanfront. With its nearly 800 units, Harbour Village was the last large development in Ponce Inlet as now the height is limited to 35', and you can't build anything higher than 3-story building.

At $165K it is less than what they paid to developer at pre-construction price. At the peak of  the market four 2 bdr. units were sold in the Links North building from $400K and up. Sort of gives you the idea of the prices today, where they were, and where they will be  when the market heats up.

My personal opinion is that those four units are the best condo buys in Ponce Inlet. 2 of those are in direct Oceanfront Dimucci Towers buildings and prices during the peak were around $600K. Two units in Harbour Village are both 3 bdr/ 3 bath.

There are currently 62 single family homes for sale on MLS in Ponce Inlet ranging from  $249,500 (I do not count a 1 bdr tiny home for $189K) and all the way to $2,795,000 for a 5,139 sf 4 bdr/ 5 baths estate home built in 1996.

Jon, these are such good prices. I have a friend who just listed some condos on the river and they are trying to get $400s for them. I think it's too much and they should be in the $300s but here you are on the ocean in the $200s ~ amazing value.

Jon, I remember how people were rushing to reserrve those condos in the  Link at a price whihc was igher than today. I am sure pretty soon I will see the same rush. The trigger has not yet been pulled

Very interesting. The Naples market is BACK.  I have had multiple offers in Pelican Bay at the north end of Naples and a couple of buyers missed out due to bidding.  Now, that is what I call, back to Florida home and condo sales of old.
