Located in suburban Port Moody on the North Shore of the Burrard Inlet, the residential neighbourhoods of April Road and Pleasantside are very desirable areas with great south facing water and mountain views, and beautiful green country scapes that lure people to the community.
The beach side setting of Old Orchard Park in Pleasantside is a popular warm weather spot for swimming, and features a children’s adventure playground.
The unchanged Official Community Plan policy from 2000, states: 'the existing residential character of the Pleasantside and April Road neighbourhoods shall generally be retained'
Ioco Road serves as the primary traffic corridor in the lower North Shore neighbourhood, and is designated as part of the regional Major Road Network, carrying a large volume of traffic to and from the Belcarra and Anmore areas.
For this reason, the City has generally discouraged any development in the neighbourhood that would significantly add to existing traffic levels. Hence, recent development in the area has mostly been at single-family residential densities, a policy that will continue until alternative access to the Belcarra and Anmore areas is available.
The April Road and Pleasantside areas are comprised primarily of single-family homes, with a small number of townhouse developments along Ioco Road.
