Penny ~ I'm not sure what you mean, is it that you staged a Vacant house and then the owners decided to move back in? That seems strange.
If so, I'd be cautious and insist on a new contract to protect your inventory. But I also would remove all soft goods....rugs. towels, bedding, throw pillows, etc. as they should only be placed in a Vacant property. However, that would adversely affect the "look" of your staging so you'd probably want to recommend that they purchase items that would work with your design plan.

I staged a vacant home a few months ago with my furniture and accessories. My contract states for "staging purposes only". So needless to say, I was quite surprised on a visit to check on the house that I found evidence that someone was living there. The popcorn in the leather sofa was a clue. When I contacted the realtor, who was my client, he stated 'Oh the owner is just letting his niece live there for the summer'. I notified the realtor, that my items were for staging only and not for living - he had said, 'we didn't think it was a problem'. It was at the end of the contract, so I was destaging the property anyway. The niece seemed to be taking care of everything, but I saw such a potential for damage and loss. Now when I stage a vacant home, I emphasize that clause in contract and make sure they understand it. I won't deal with that real estate agent anymore because I believe I should have at least been contacted regarding the situtation. I suggest you add a clause in your contract. Best of Luck!
