Night Life in Downtown Colorado Springs is crazy! In an article by John Hazlehurst of The Colorado Springs Business Journal, he openly highlights the lives of Sam and Kathy Guadagnoli, who have helped to transpose Downtown Colorado Springs into a vivacious and “place to be” area, especially on weekend nights.
The Guadagnolis’ are no strangers to the successes of building a nightlife business. For the past 40 years, they have owned and operated several bars and night clubs.
And according to Hazelhurst, “Today, the couple owns or controls at least six downtown buildings, as well as many other properties in the Pikes Peak region and elsewhere. They operate two mega-clubs (Cowboys and Rum Bay) and four smaller establishments (Level 360, the Red Martini, Blondie’s, and Gasoline Alley, all concentrated in a single half-block area on Tejon.”
It seems as if the Guadangolis’ have an attraction to older-style brick, warehouse buildings, which are more affordable and allow for creativity in the renovations. Apparently, the Guadangolis’ envisioned developing a nightclub district, rather than just having a club or two.
While their dreams have worked out, especially with their newest club, Rum Bay, there have been some crowd tussles on the weekend from the younger downtown clubbers.
Night Life in Downtown Colorado Springs does bring some troubles, but no more than what's expected from what's happening in other cities throughout the United State. According to the article, “…on a typical weekend, as many as 5,000 customers passed through the doors of Rum Bay and Tequilas, each paying $5 to be admitted. As you might be expected, some of those younger folks occasionally drink a bit too much and get into trouble.” As a result, precautions are being taken, such as linked ID systems and having additional police protection.
As a Colorado Springs Realtor, the nightlife scene has not deterred the appeal to downtown Colorado Springs nor has it caused an erosion of the appeal for Colorado Springs Commercial Real Estate.
Personally, Downtown Colorado Springs is clean, safe and quaint, with shops and eating establishments darted throughout its central demographic.
Related to the real estate numbers for February 2010, the central area of Colorado Springs for single family/patio homes had 44 sales with an average time on the market of 71 days. This is one of the most desired areas to live, especially if you have eclectic tastes.
