A few days ago I posted information about the community of Countryside in Port Orange. This post is about the gated community called The Hunt Club. An important thing to know about Port Orange, is that most of the communities have Home Owner's Associations (HOA's), with governing codes and rules that actually supersede some of the city's codes and rules. When buying a house in a deed-restricted community with a strong HOA, it's important for buyers to do their own research about the Conditions, Covenants and Restrictions (CC&R's) of each particular community.
If you work with a REALTOR® who uses the FAR/BAR real estate contract, it states that a copy of the CC&R's, and most recent HOA Financial records be provided to the buyer. However, since deed-restrictions are public record, it's best for a home buyer to do their own research as well!
All that being said, all of the "mini-communities" in the master community of Countryside, are deed-restricted communities. Each community has it's own set of Conditions, Covenants and Restrictions. For the purposes of this post, as we focus on the Hunt Club Community, it bears mentioning that the Hunt Club has a fairly strict HOA. Depending on how you feel about HOA's, that could be a good or a bad thing. Considering the fact that we've owned our home in The Hunt Club for over 11 years, we obviously consider it a good thing.
The Hunt Club is very well maintained, and it's the only gated community in Countryside. Our governing set of covenants and restrictions help to keep our community beautiful. All the things we wanted to see AND not see in a community, (we're very particular) are addressed in our CC&R's. These rules are not only what keep the community beautifully maintained, they also keep the property values as steady as can be expected in these difficult times.
As I stated in my post about the Countryside master association, we have a fantastic community clubhouse, tennis courts and swimming pool. But one important thing I forgot to mention in that post was that all of Countryside is filled with small lakes, which gives you a good chance of buying a home on water.
