Home Staging Millpond Boca Raton Florida  Prepares  Homes for Sale.  Millpond, an established community in the heart of Boca Raton, boasts 281 single family homes, four private community parks, jogging and biking trails, playing fields and a sense of community.

Millpond Boca Raton Florida

Homeowners are drawn to the community because of its close location to Town Center Mall, a list of restaurants to suit all tastes, nearby Florida Atlantic University AND Lynn University, and easy access to I-95 (the umbilical cord between the Red Big Apple and Florida) and the Florida Turnpike.

Built on large shaded lots, many of the home's owners have been residents since the community's birth in the late 1970's and early 80's.   Some homes have been updated or renovated throughout the years.  However for the resident whose home, while seasoned and cared for, has remained unchanged, deciding to sell poses some interesting choices.

What are the home update and renovating projects that can bring you a greater Return on Investment? Whether you are about to list your home or plan to in the not to distant future, knowing what upgrades need to be made vs. what you might do just for yourself will help when planning your budget and time line.

Here are a few projects to consider:

1. Kitchens- Granite counter tops are still being featured and one of the quickest ways to add a "new" feel to your home.  But, also consider updating your hardware and cabinets as well.  New appliances? It's a quick and relatively inexpensive way to update your kitchen.  Remember, besides the Master Bedroom and Bath the kitchen is the Top Make-it or Break-it area when reselling your home.

2. Light Fixtures- If your home still has the vanity and kitchen lighting that came with the home, it's time to update.  They don't have to be expensive; you just want to bring your house into the new millennium!

3. Paint-It's true that a coat of fresh paint always helps when selling your house.  However, white is not always right!  The hot pink room your daughter chose for her room may have worked well at one time but you want your buyers to focus on the space NOT the color (and future paint jobs).

4. Floors- Worn or stained carpeting, chipped tile, faded wood, and foundation cracks are NOT what a buyer wants to see.  What goes through their mind is a calculator adding up the cost to repair or remove the offending item.

Some very good suggestions for those sellers who have lived in their home many years, Kathy!  I agree that buyers won't be attracted to the home unless it is move in ready and up to date in style and color.

Hi Kathy ~ Your post really gives great tips to sellers who may need to update their homes for today's picky buyers.  Easy updates aren't that overwhelming to do but make such a difference when there's a lot of competition from "move-in ready" homes out there. Millpond looks like a lovely community.  (By the way what is the Red Apple?)

Thanks Sharon.  So much for the buyers to see; many don't want to have to factor in remodeling and updating into their budget.

Maureen- First, this proves you should NEVER eat an apple while writing your post!  Millpond is actually one of the first communities my husband and I looked at when we first moved to Florida in 1987.  Twenty three years later, it still looks good!
