Loan Modifications - Do It Yourself? or Seek Professional Help?

Lenders are ramping their numbers and approving loan modifications more often now.  Whether they are using the HAMP guidelines or their own guidelines homeowners have more options than before.

The question is...should you do it yourself or hire a professional to do it? 

Ask yourself how comfortable you were when you went and applied for your mortgage?  Did you understand all the terms used.  Are you comfortable with rate?, different products, principal and interest.  Do you know the difference between a servicer and and investor? Do you know who owns your loan?

How much time do you have to devote to this process?  Are you able to call during work hours or does your job prevent you from being on the phone for sometimes hours?  Do you know what documents are needed?  Do you think you can protect yourself from signing an agreement that is better than your current situation?

Current 2 months paycheck or 3 months Profit & Loss statement if self employed.

2 months Bank Statement

Hardship letter detailing reason you are behind or may fall behind if you don't get assistance.

2 Year Federal Tax Reports

Monthly Income and Expenses

401K and IRA statements

Rental Income for any investment properties

Research on the internet for your specific lender and good luck!

I understand what you are saying, but my question is - If someone can't afford  to pay their mortgage and are seeking a loan modification, where are they coming up with the money to pay for the service?  I am helping many people with short sales and always suggest loan modifications first, although most do not want to go this route.  Anyway, I contacted a short sale specialist attorney and his fee for handling a loan mod is $3000!!  If the consumer had that much money they most likely wouldn't need a loan mod.  I am hearing that these modifications are anywhere from 3 to 5 or 600 per month.  The problem is that these people are struggling now and if they got a 500 loan mod it would take 6 months to break even.  I know that in the long run, that 500 less per month will add up, but I am finding that people need immediate relief.

Sometimes people can't pay their full mortgage payment but because they are not paying the mortgage at all are able to save the money to pay for a modification or use savings to pay for it.  An attorney backed modification is obviously for someone that has the means to pay for it but if they get the modification it will pay for itself within a year.  Their other choice would be to do a short sale if they don't get an approval for the loan modification.

Unfortunately, the work involved in doing a loan modification is just as difficult as doing a short sale. Few organizations that are available to do the service for free are overwhelmed and sometimes the information is not as accurate as people think.  In life, there rarely is a free lunch so the homeowner either goes and tries it on their own or pay for it or give up and do a short sale.
