Gainesville, VA Townhouse: Five Weeks from Listed to Sold!

Five weeks and a few days may have been what a Gainesville townhouse used to sit on the market for until chosen by a buyer.  Not anymore.  If you are priced right and marketed properly by your Listing Agent, your home can be Under Contract in two days like my latest sellers. 

This townhouse hit the market on February 17th, when there was still snow on the ground.  It was priced at $220,000.  Two days later, they had a ratified contract. 

Believe it or not, the hardest part of the contract was the seller's fulfilling their home of choice contingency.  It's not so easy to get under contract to buy a house in the Gainesville-Bristow area.  There is a ton of buyer competition.

After finding, and going under contract with their home of choice, the sellers cooperated with the buyers' desire to settle at the end of March.  So today, March 29th, not even a full six weeks since my Sellers' townhouse hit the market, they sold their home.  The house sold for $213,000.  And the buyers got a generous $3,500 in closing cost help to boot.

And I seem to remember when you put this on the market, Chris Ann. Buying and selling at the same time can be very stressful for sellers, but fortunately these sellers had you to help them make this transition. I bet lots of sellers in Gainseville wish they had you for their agent.
