OK...you are getting ready to sell and you have a growing list of things you have to do. One of them is selecting a Realtor. The choice you make deserves some serious scrutiny because this is the one task on that list that will influence the net outcome of your sale more than any other. Effort will equal reward if you focus on the things that will matter most to the outcome.
I have prepared a list, a test you can use or add to your own that I feel addresses some of the more important aspects of marketing a home in today's real estate market. It should come as no surprise that I got a perfect score, hey I wrote the test. That point aside these are all valuable deciding factors that should help you narrow down and determine the Realtor who gets the opportunity to put his or her name on the for sale sign on your lawn.
10 good questions to ask:
- Are you a good negotiator?
- Will you market my home online using blogs, online networks, video and audio broadcasts and social media platforms?
- Have you worked in the real estate industry long enough to be called a "seasoned Realtor"?
- Will you be doing open houses on weekends to attract buyers?
- Do you use marketing tools that will set my home apart from others when people drive past?
- Do you update and maintain open means of communication with your clients?
- Do you guarantee your commitment to marketing my house?
- Are you well connected within the community?
- Do you know my neighbourhood and the influences that give my home added value and saleability?
- Do you include services outside of the expected to your clients such as finding other professionals I will need or providing access to knowledge sources important to a successful sale?
