So You Want to Sell Your Waco Home

I bet you are wondering how much you can get for your Waco Home and how fast it will sell. Well that will depend greatly on where your home is located, what condition your home is in, and what type of demand exists for your type of home.

Here in the Waco and Greater Waco areas, there are a large variety of factors that will influence the sale of your home.  Here are some of the more common things I find:

  • SCHOOLS-one of the most common requirements I get from buyers is that they must purchase a home in a certain school district. While each need and desire is different, most buyers are very targeted in their search if they have school aged children.  If you have the perfect home for this type of buyer and it is not in their target school district, this buyer will most likely not buy or even look at your home.
  • APPEARANCE AND UPKEEP-this alone can make or break a deal. I cannot stress enough the importance of having your home in good repair. Not only that, your home must SHINE clean. I am here to tell you that your home must feel as close to a new home as possible and be decorated (staged) to sell. If you have clutter and filth, or even the slightest item in need of repair or cleaning, I can assure you that it WILL be noticed and WILL make your home more difficult to sell. Do not kid yourself in this aspect, pay close attention to what your Realtor® suggests and do not take it personal.  You may not be able to do everything you want to prepare your home for sale, but you can make a largely positive impact by making some key adjustments. KEEP YOUR HOME clean and MAINTAINED continuously while on the market.
  • AGE-while this varies greatly from one buyer to another, there are a large number of beautiful new homes being built in our area. Many times, you will be in direct competition with these New Homes so it is extremely important to show your home in its best light and be creative with how your home is marketed and priced.  
  • YARD SPACE-I am asked so many times to look for a home with a big backyard or acreage. Although this request is quite normal, it is not always a deal breaker if a buyer really likes a home.
  • CITY/LOCATION-we have several cities and areas surrounding Waco that buyers choose to shop in addition to Waco. Not only that, there are certain parts of Waco that buyers choose to shop over other parts of Waco. This is similar to Schools in that buyers are pretty determined to find a home in a specific area. More popular the area, more likely it is to sell your home for a higher price and in a quicker amount of time.
  • MARKET VALUE-a home must be priced appropriately or it will not sell. I don't care how nice or perfect it is for a buyer. If you have your home priced competitively, it will be easy for a buyer to see that and easy for a Realtor® to convey this to their buyer. In addition, once your home sells, it needs to appraise appropriately. If your home does not appraise for your sales price, most likely, you don't have a sale. So price your home right, or it will not sell. Simple as that. You Realtor® should give you a good market analysis of your home and keep you up-to-date on current market trends on a routine basis through the entire time of your home listing.
  • PRICE POINT-the price point of your home is also a big factor. If you have a home that is worth over a certain price here around Waco, it will typically have fewer possible buyers. Median selling price of homes in the past 30 days was right around $120,000. Approximately 242 homes were sold, with only about 33 of those above the $200,000 mark.

So everything considered, there are a multiple of factors that go into how much your home will sell for and how long it will take. Many more than even those mentioned here. Seek the advice of a Real Estate Professional that understands all of these important factors and more.  Remember Real Estate Agents sell homes for a living and are out in the field every day looking at and selling homes. We know what the market looks like and know what buyers look for in homes. I am not sure how you can get better information on the market than from the hands-on experience of a Real Estate Professional.
