Collen, I hate short sales for this reason.

The buyers have lifestyle changes, loss of job or just get tired of waiting. I just don't understand how the irony is that it happens the day we get the approval.

I have a similar situation in Sacramento. The day that Chase Bank told me it was approving the short sale, the buyer came down with some sort of emergency medical situation that prevented her from closing escrow. Sellers often ask me what can go wrong. Hey, I didn't even want to go there with them because then they wouldn't be sleeping well at night, either.
