Nick, You are right. I've answered this question many times and having an agent on the buyers side is critical. Builders have agents who are responsible to take care of the builders interest. A good buyers agent can use the proper strategy to maximize the buyers interest and look out for their best interest.
I have never thought of this but you are right. Hope you get your name out there as the go to person for this.
