Several agents in my office recently bought a stash of the St. Joseph statues for placing on/in their listings that haven't sold.

He comes with paperwork, that includes an introduction to the "Saint Joseph Home Sale Practice", and a "Prayer to St. Joseph".  

 

Over the years, I have heard all kinds of things about what you were supposed to do with him, such as burying him upside down in the front yard, burying him in the rear yard right side-up, facing the house, facing away from the house, etc.  

 

According to "The Way of St. Joseph", the authentic way is:
1) Ask - St. Joseph to help you sell your home,
2) Believe - in St. Joseph to intercede, for the granting of the request,
3) Trust - bury or place the statue on the property as an outward sign of belief and trust in his power,
4) Thank - him for responding to your request before, during, and after the granting of the favor,
5) Move - the statue to a place of honor,
6) Share - your experience with others about how St. Joseph helped in your situation.

I would be curious to hear from others if St. Joseph statues have been used and/or if they worked.  Thanks in advance for any comments.

It seems like this subject pops up every few weeks here on AR. My experiance is that if I didn't use a St. Joseph the property didn't sell. When I did use the statue the property did sell. Does that mean the statue and prayers work? I don't know, but I keep one on my desk as well. Could it hurt?

I was thinking along the same lines as you, what could it hurt to give it a try?  I did ask one of my sellers, and he came back with "why don't you bury a whole string of them all the way around the house?"  Not sure that would help, might even maybe hurt!

One of my listings buried good ol' St. Joe and cancelled the listing 2 weeks later.  It has since relisted and reduced the price but has been on the market 2 months since the relist and almost 3 months since the burial.

Bonnie, yikes!  Guess in that case it didn't work at all, huh?  Maybe it's because they weren''t very nice to you, so St. Joe decided they weren't worthy of his taking care of them.......  maybe.

You gotta believe!

I've had Sellers bury St. Joseph and sometimes they tell me; sometimes they don't. But, my listings always sell.

And, yeah, I've been doing this for almost 30 years so I've been through the really rough times...but still my listings sell.

Of course, the fact that they're priced to sell may have just a little something to do with it.

St. Joseph came through for me. After about 45 days on the market I finally convinced my sellers to get St. Joseph and bury him with an "open" mind and heart. Then on day 60 ... an offer came and we accepted. It closes on Nov.1st...thank you, thank you, thank you!

Thanks Gena and Eileen!!  I've been doing this for 25 years, so I've seen tough markets as well.  And I do believe, so I've got my spade in the car to go plant a few little statues this weekend.

In my 20 years of real estate, I've never used St Joseph but in this market I'm ready to try just about anything.

I hear it helps St. Joseph if the sellers reduce the price every 3 weeks too. :-)

I buried a St. Joseph statue in a potted plant on the balcony of a condo in a building that there was barely any activity.

One day, the fax rang and a very good offer came over.

Unfortunately, the seller, also a licensee who only does loans, countered and the potential buyers walked away.

But --- sales were slow in that building, and the offer came after the burial. 

By the way, the seller ended up moving into the unit himself (it was an investment property).

So, I will be buying more St. Joseph statues for my listings and suggest that any agents that work for me do the same.
