Continuing from Tip 1 where I wrote: Why rent when you can buy? Typical answers are: 1) My credit is not good enough, 2) My job is not secure enough, and 3) I'm not sure I want to stay in this area that much longer. Last time I addressed #1 and this time Tip 2 My job is not secure enough.

If this applies to you, welcome to the human race. As a Realtor® who depends on commissions to stay in business, I can't just sit back and wait for someone to come to me. I have to go out and secure my income. I am extremely proactive when it comes to providing for my family. The same applies with everyone who works for a living.

If your POE (place of employment) is not providing security of employment you may need to take some steps to add employment security to your life. Even if you are self-employed, you rely on clients to keep coming back to you and you have to work at making that happen. I am very creative at finding solutions. Sometimes they just involve a little time management.

Here are some steps to consider. Always be on the lookout for other POE opportunities or other clients. For a temporary period of time you could take on some additional part time work or additional clients. In our area, we have the University of Kansas. Many professors move to the Lawrence KS area and rent because they don't have tenure and don't feel secure enough to buy a home right away. Speak to a mortgage broker or lender about this and see what options you have. Can you continue in your old position part time or via online consulting? Can you take on additional clients or work.

Some lenders will dismiss you when they see you haven't had your new job a year yet and not want to loan to you until you do. There are solutions for that as well. Again, the key is to talk with me and some lenders that don't work that way. The lenders I work with are just like me; aggressive in finding a way to get the job done for you.
