Selling in a slow market

Omaha real estate area is pretty soft right now.  November and December are pretty slow months in general.  Home sellers need to take that into account when deciding to sell during this time. First, the price needs to be very competitive.  Buyers are out looking for deals and don't seem to be afraid of writing contracts well below list price. Second, condition of property is as important as price.  If you don't like the carpet or paint, buyers won't either and will offer less or in most cases move on to the next home.  As a seller, if you were going to stay in the home what things would you do to make it better.  Take that list and either make the repairs or reflect in the list price of the home.  Finally, when selecting a real estate agent select one that stays current on all types of marketing of your home. The MLS is the most important but look for a tech savvy agent, like myself.

Next post I'll talk buying tips.
