Wood Brook Condominiums - Near Texas A&M University - College Station, Tx

Dear readers,

One of the great things I love about real estate is that you never know where the market is gong to go, next. Today's market has taken me to Wood Brook Condominiums, near the Wolf Pen Creek Entertainment District in College Station, Tx.

Wood Brook is a great example of how a good homeowners association, along with city development, can breathe life into an older complex. Wood Brook was built in 1982 near the intersection of Harvey Road and Darthmouth. Although it wasn't "country," there wasn't a lot out there when they broke ground. Post Oak Mall was just opening up the road, and someone was considering building the first sorority houses at Texas A&M.

Back in that day, no one had learned to build for students (everyone gets their own bathroom and walk-in closet). and Wood Brook's configuration of 2 bedrooms and 2 1/2 baths fit the student mold. With lots of trees and a nice swimming pool, the complex enjoyed early success.

Fast forward 28 years. The City of College Station developed the area around the complex into the Wolf Pen Creek Amphitheater, which is a great outdoor venue, along with several great walking and biking trails. The sorority houses came in numbers, and with them coffee shops, bars (oh, my), health clubs and a variety of restaurants. Rudy's, Sonic, Ozona and Carrino's are all a short walk from Wood Brook.

Anyone who knows the climate here in College Station knows that 28-year-old constructions MUST be updated. Specifically, the beautiful wooden siding installed on the complex has to go.

There are two types of older complexes in our area. Those that updated their units for the 21st century, and those that haven't. This is easily reflected in each complexes appreciation. Even in today's market (which isn't bad here), Wood Brook has appreciated 20% in the last five years.

Sounds like a great place to live.  So many HOA's, in our area anyway, hinder updating which you pointed out means $$$!
