Do Sellers Know How They Are Being Represented?

Let me start by acknowledging all the hard working agents that hold both a full time job and sell real estate part time successfully. That being said we are going to touch on the few that do not do as well juggling jobs and listings. There is a home I have attempted to show on several occasions and have left message after message and no return calls from the list agent. I have even called the Broker and was told all their agents set up there own listings and I would have to wait and talk to the list agent. One particular buyer of mine really, really wanted to see this home but after a couple weeks of trying moved on and purchased another house. After about three weeks I get a call from the list agent letting me know how busy he had been at his regular job and just hadn't had the chance to get back with me. He was hoping I could get my buyer back in there cause the sellers were desperate to get this place sold. When I told him we had left several messages before we moved on he was almost upset that I hadn't tried harder to reach him. If left me wondering if these desperate sellers knew we had tried to buy their house for quite some time and was never able to get in to see it.

Again...I KNOW THERE ARE MANY REALLY GREAT PART TIME AGENTS!

Now we have cleared that up again, I do wonder if we as professionals should not be obligated to tell a seller if we work at real estate full or part time. How many sellers would list with an agent who said "we are really getting the overtime at work so I can only truly represent your home on the weekends. The rest of the week I represent my employer and can't be bothered at work". Most sellers go into a listing with the idea they are being represented all day, every day. Like I mentioned, there are some really great part time agents who do a wonderful job balancing work and real estate. There are also responsible Brokers who will take over listings not getting the attention they deserve but I think we all have dealt with the agent that doesn't do such a great job handling the two separate jobs. Do we need yet another Agency Disclosure category for Part or Full time? I don't think so but we should all take a close look at our commitment to our sellers and decide if they are being represented the way they think or if we need to tweak our schedules to better take care of our business. What do you think?

Randy, this is such an important aspect for sellers to be aware of.  As you say, some people are able to juggle two jobs.  Most jobs do not allow the flexibility needed to represent real estate clients.

I had a similar situation with my web site.   My host stated that he can no longer service me because his real job is taking too much time.   (When he set up my website, that was his full time job).    I am surprised that the Broker did not have the capability to set up a showing.

If I couldn't get in to see a place after several attempts trying to contact the agent or their broker I would most definitely contact the Seller to tell them that you would really like to show the property but have not been able to reach the agent.  There is nothing unethical about that. If the Seller is not cooperative, then you know it is not a priority and if they let you see it and the buyer ands up buying it all well and good.  Our job is not to pussy foot around the other agent, it is to get a home for our buyers and sell our seller's home.
