If you price your home over the median price for the area in an effort to recoup your investment, it may actually end up driving buyers away. On the other hand, failure to update an outmoded residence or improve an awkward layout can also give a negative message to buyers. It is important to document all changes made to the home, providing a new buyer with peace of mind and conveying to them your pride of homeownership.

Other issues such as lack of security, privacy, or a view, the condition of the surrounding area, and declining property values can be more difficult to overcome, but not impossible.
