Shaw Heights Home In Westminster CO Brings Multiple Offers

I have been on the buyer's side multiple times when presenting an offer only to learn there are multiple offers and even though we offered the listed price, several offers came in with an offer higher than the listed price.  It was very frustrating.  Now I am on the listing side for a Shaw Heights home and what do you know?  I too received 6 offers today on my listing in Shaw Heights and it's only been listed for 2 days.  And as an added bonus, some of the offers were for more than the listed priced.  Its sweet being on the listing side in this instance, but can be very disappointing being on the buyer's side.  My price point is the big draw here, I think.  That being right around $150,000 for a single family home West of I-25.  It seems to make a huge difference when this property in Shaw Heights is located West of I-25, rather than East of I-25.  With the deadline of April 30th approaching fast, many first time homebuyers are trying hard to find something in their price range, which may involve offering more thant the listed price, as is the case in this Shaw Heights home.  So maybe we are pretty close right now to a seller's market, rather than the buyer's market, which we have seen dominating the market for quite some time now.  Maybe it IS a good time to sell, after all.
