NEWVILLE, WISCONSIN, - GATEWAY TO LAKE KOSHKONONG and recreational headquarters for the surrounding area. If you like water, you'll like Newville. Summer is boating, fishing, waterskiing, sailing and canoeing. Winter is snowmobiles, ice fishing, and coffee at the local coffee shop to find out where they're biting. Visit for a weekend, and you'll probably consider buying a condo, weekend get-away, or year-around home on the water. Buying reacreational property in Newville and in the area surrounding Lake Koshkonong can be a sound investment. Like any major investment, you will want all the facts, and probably some advice from a trusted advisor. 

Buying property in Newville means evaluating several important choices, each having an effect on the fair market value of the property. There is a large variation in property asking prices because there is a large variation in the following list of features:

Flood Plain:We have all kinds of property - some in the flood plain, some high above the typical water levels, and everything in between. A spring flood can do a lot of damage to a home. It may make it difficult or impossible to get homeowner's insurance. And it can restrict your options when it comes to adding on or remodeling

Well/Water supply: Most of the property in Newville has a private well, but the caution with this feature is the quality of the water it produces. Some of the wells are shallow or poorly constructed. We suggest that owners (and prospective buyers) have the water tested at the state laboratory for at least bacteria and nitrates. A new well may be an expensive fix for this problem.

Sanitary waste disposal system: Newville has a wide range in what may be a very expensive feature. At the low end is a simple holding tank. Probably the most expensive to use, it might be OK for the infrequent visitor. Municipal systems are available in some areas and of course are supported by fees. Probabaly a better choice for the frequent visitor or full-time resident. Private waste disposal systems (septic tanks) vary greatly in age and condition, and should be pumped and inspected as part of the real estate transaction. Keep in mind that enlarging the home on the property may require enlarging the waste disposal system - another expensive option.

Lake rights/deeded lake access/water frontage: Obviously the most valued are the properties in Newville that have frontage on either the lake or the river. Deeded lake access may include a beach, boat launch, pier or other amenities, and may come with association fees. Very important to define exactly what you are getting, and what fees are associated with it.
