Rancho Santa Margarita was one of the first "mixed use" communities in Southern Orange County. This bedroom community was designed to allow businesses to co-exist with the residential neighborhoods which will supply the labor force. The planning was carefully done to allow for a variety of industry as well as shopping and support businesses to really make Rancho Santa Margarita a self-sustaining community.

One of the things that was unusual about Rancho Santa Margarita when first developed was the great variety of living options.  Unlike Mission Viejo which is comprised of mostly single family homes, Rancho Santa Margarita embraced the growing appeal of townhouses and condos. This concept was so much encouraged that it's own lovely man-made lake is surrounded by these condos....whereas the Mission Viejo Lake has multi-million dollar custom homes on it's shore. But this use of townhouse communities does not mean that the need for family or executive housing was ignored. Single Family homes which begin in the 1700 sq.ft. range all the way to the gated communities of Coto de Caza and Dove Canyon. Both these communities offer private golf courses and clubhouse and Coto de Caza has many properties which are zoned for horses. Rancho Santa Margarita is located in the award winning Capistrano Valley Unified School District.

Nestled under the mountains with tremendous views of Saddleback Mountain, Rancho Santa Margarita was very remote when first developed, but now that the 241 Toll Road passed through....it's only minutes to Irvine or access freeways. Which again allows employers to draw from other cities as well.
