This week's rates started at 4.875% (4.954% APR). Today's APR includes a Rebate of 0 %, which means we are priced at par. Total buyer paid origination on this loan is only 1% or $4000 in this example. To reduce the origination fee by half, today's rate can increase by .125%.
What about an ARM? 5/1 Adjustable Rate Mortgages were not worth considering when they didn't offer much if any savings. Today, rates for this product make them worth taking a look at if your plans are shorter term. If you expect to move, refinance or sell for any reason around 5 years from now, consider this very affordable option. ARM Rates stayed the same as the beginning of the week with only a slightly higher fee/APR.
