Seller Tip: Scent Matters

I spent part of last week showing property in Rancho Mirage, CA.  It was part work and part fun as my client is also a long term friend.  We looked at property, lunched, looked at more property, stopped for happy hour then went back to the condo we were staying at and eliminated prospective properties.  The second day followed the same routine.  We soon narrowed a list of thirty-two homes down to a short list of three.

My client is single, so all the fixer candidates were tossed aside without a second glance.  She is simplifying her life, not taking on a major remodeling project. Consequently, the kitchens and bathrooms were the first to receive in-depth scrutiny.  If they passed the "I can live with this" test we completed the property tour, if not, we locked up and left.

Location eliminated many lovely properties.  Peace and quite are high on her list.  If a few moment's repose on the patio revealed street noise we moved on.

Scent matters more than you may think, in fact, it may even cost a seller a sale.  If your home does not pass the buyer's sniff test you can be almost certain you will never receive a contract from them.  One vacant home reeked of musty odors--could that be mold or mildew?  Another home's air was heavy with the smell of years of tobacco smoke.  Yet another smelled of long gone pets.  Many homes failed my buyer's sniff test.

The fortunate three she selected as potential homes to make an offer on all shared one thing in common:  They were clean, upgraded and smelled fresh.  Not only does scent matter, it also sells.

Fresh lemon squeezed into a shot glass and left on the range top is good. Could probably work well in bathrooms too. I have a few clients who suffer from asthma, and some with allergies. It has been mentioned at our local real estate meetings from time to time that some people absolutely cannot withstand the chemical smells in commercial air fresheners. Yet Sellers continue to think those products will freshen up or mask all those scents that withstand removal. I love the coffee bag idea. Terrific post and interaction Norma.

I like the vanilla scent. On homes that we rehab and have staged to market, we usually have some lightly scented devices in the bathroms and kitchen.

The trick is how to genlty tell your seller, if you are representing them, that their homes smells a bit off, without offending them.

Wow Norma -- PV to RM is a heckuva cruise! I used to think Palm Springs to RM was a cruise when I lived there! (HA)

I remember Love's Lemons (Kris #1) was so nice and like citrusy scent for homes too. VERY LIGHT. People OD on scent and that is as bad as 'ickier' smells.

One of the best ways I found to enlighten a seller is to take them on a tour of the competition and discuss the pros and cons (yes, the smells too) of each property in comparison to their home/property.  When the one down the street sells and theirs does not, I pull out the pros and cons list.

I too believe that the smell of a home can make or break it.  If a home does not pass my smell test, most likely I will not bring clients back.  Great post and happy Easter.

Any smell that makes the buyer wonder what it is....is a negative.  It takes attention off of the house in a negative way.

Have shown homes where there was a scented candle burning in every room.  That was a bag idea.

I couldn't agree with you more but trying selling that to a pet lover. I spent a great deal of effort with one seller on this subject only to find that they went out and bought a new litter box...lol.

CAts - gotta be the worst! As someone who is highly sensitive to fragrance, ie, Glade thingys. cologne, scented candles, I have had to leave certain places because of the overwhelming (like can't breathe) smell.

Scent DOES matter...and if it is pet scent...heavy room deodorizers are not the answer...it may take as extreme a measure as removing floor boards...re-painting....heavy "disguises" are not the answer....

Excellent point.......first impressions set the pace, tone and outcome. I have had both pleasant and painful scent experiences and both stay with you for a long time. I am more attracted to natural scents than the chemical scents. Baking scents are my favorite. Thank you for a yummy post DEAR NORMA
