Happy Easter to everyone! We're having a rather blustery day here on the North Shore with intermittant showers while the sun is trying (mostly unsucessfully) to peek through the clouds. Nevertheless, it's still paradise! Visitors are here and there, easily spotted in their shorts and tank tops while locals are wrapped up in jeans and long sleeve shirts. Even through Spring is here, it's feeling a bit like left over winter. Here is your update:

Our first new listing this week is Kamahana 7 priced at $311,500. Purchased in 3/95 for $164,922 this unit has been listed almost continuously from 1999 to 2004, ranging in price from $189K to $289K. This is the first time it's been listed recently. Puamana 3B is next up, listed at $350K with a sale in 4/00 of $100K for the leasehold unit, converting to fee simple for $41,100 in 1/03. One of the developer's Nihilani units is back as a new listing, the Mahina 2 bedroom 3 bath model 7C priced at a very attractive $539K. This unit was as high as $829K back in 2/08 and was last listed by the developer from 10 to 12/09 for $650K.

Sandpiper 128, purchased for $490K in 6/05 went into escrow listed for $290K as a short sale. Kamahana 2, which is owned by the same seller as Sandpiper, also went into escrow priced at $309K. This unit sold for $136K in 11/94. Two resale Nihilani units also found buyers: the townhouse style Makani unit 14B listed for $357,750 and unit 16A, the Moana style listed for $399K. 14B sold on 3/06 for $594,102 with 16A selling for $603,600 in 5/06. Both of these are - no surprise here -short sales. Nice to see four units going under contract!

Sandpiper 115 which was purchased for $180K in 12/01 and taken over by the bank in 7/09 closed this week for $214,900 while listed at the sale price. Ali'i Kai 5301, listed for $530,900 and purchased in 4/07 for $977K sold for $528,500. Like Sandpiper, Ali'i Kai was also a bank foreclosure. One of the developer's Nihilani units 15B, a Makani floor plan listed for $565K went under contract.

Cliffs 5205, purchased for $600K in 6/05 expired after 218 market days while listed for $525K. Ka'iulani 76, priced at $975K and purchased from the developer for $900,570 in 4/07 was withdrawn from the market after 295 days.

Now on to price changes: Villas on the Prince 30, which sold for $565K in 3/04 reduced from $629K to $619K. This unit is once again working its way down in price, having been listed for $569,850 from 12/2/09 to 12/32/09. At the end of the year, the unit went back up to $679K. Ka'iulani 107, purchased for $1,972,350 in 10/07 reduced from $2.250M to $1.950M. Paniolo 107 sold for $475K in 9/05 and reduced this week as a short sale from $209K to $198K. Puamana 9C went from $325K to $314,500 and sold for $175K in 4/02. Ali'i Kai 2101 went from $399K to $359K and was purchased for $451K in 11/04. Surprisingly, this unit is not a short sale. Agent owned Ali'i Kai 7202 sold in 1/88 for $115K and reduced this week from $475K to $465K.

One of the developer's Nihilani units, 2C, reduced from $570K to $549K. This unit has been listed as high as $769,200 back in 9/08 which says yet again, they are serious about finally selling out their units. Pali Ke Kua 13 sold for $121K in 9/96 and reduced from $589K to $569K. Since it's not an ocean view unit, this unit has plenty of competition from Nihilani and other newer complexes like Plantation. Cliffs 9102, a very nice ground floor ocean view unit purchased for $450K in 2/04 reduced from $750K to $699K. Right now, I think the best buy in ocean view in the Cliffs is the end unit on the second floor in building 9, 9201 priced at $589K.
