No House For You in Athens GA!

The housing market in Athens, Georgia is not a buyers market!  It is a stable market where buyers and sellers both benefit from a healthy economy.

I have the perfect buyer client....unfortunately they are so perfect that I cannot find them a home!  For the past eight days, I've been working with a client who knows exactly what they need in a home:

  • 1 Story (a bonus room is acceptable)
  • No Basement
  • Prefers brick construction, but will consider siding
  • Located no more than 4 or 5 miles from hospital
  • Will pay cash
  • Needs to occupy in 10 to 14 days - becasue they are living in a hotel room while all their belongings are in storage!

They fell in love with a home last Saturday and based on the gloom and doom real estate reports in the news, they chose to make an offer $20,000 below asking price, even though I showed them the Athens, GA Housing Statistics, that clearly show the area they are looking in has appreciated 3% in the prior 6 months, has fewer days on the market than any other area in Athens, Georgia, and has less inventory than any other area in Athens, GA currently available. 

Another offer was received the same day and guess what...No House For You, Mr. & Mrs. Perfect Buyer!  The other offer was accepted.  Since then, we have viewed 28 houses....and none of them suit my perfect buyers.  So for now they remain in a hotel room hoping the perfect house comes along.  I pray that it does and that this time they listen to the professional they hired to represent them, who tried to explain that real estate is very local!

The moral of the story:  If you have specific needs, please listen to your agent when they advise you of housing market statistics so that you can make a reasonable offer AND if you have a 1 story home you are thinking of selling on the Westside of Athens, Georgia...please call me!

I feel your pain, it's hard to get buyers to understand that what they read and hear in the news is not affecting every market.  The articles and reports make it sound like every buyer in every town should be able to buy a house at "fire sale" prices.

Wow! I guess that next time they might listen and not offer $20k under value.  I love Athens but haven't been there in quite a few years.  My brother lives there and loves it.

Its good to hear the market is doing well there.  Here in West Cobb it is pretty good as well.  Not as strang as last year but still steady.  Nice houses will sell.  there are buyers out there.

I only went to school in Athens for a year. I think I majored in keg tapping and blender drink.  I must have done quite well because my college career at UGA was over in a year.

Judi - I agree and every day they obsess about why they didn't get a counter offer on their perfect house!  They've gone as far as calling the listing agent to see if it that deal has fallen apart.

What's sad about this situation Michelle, is that not only does this type of buyer often loose out because they feel they're "smarter" than the professional, but in addition, they usually place the blame on a convenient scape goat...their real estate agents, rather than where it squarely belongs...on their own shoulders!

Michelle, i am sure you will find them the right home this week end. I'm sure they won't let the next one get away. It sometimes takes a loss to get the buyer fired up. Congrats on the local economy.

Lola -  you are sooo right, the atmosphere in the car today was strained as we looked at the last two houses I could find that even came close to what they wanted.  I left them in the hotel parking lot with tears runnning down her cheeks.

Randy - unfortunately I've run out of options for them, although I will on MLS first thing in the morning, I've look at all the FSBOs, I've searched every site I can think of.  I'm not giving up, but I really need for something new to magically appear!

Michelle - We find the same thing - when homes are priced right - often they will have multiple offers even though we have a buyers market here. You made excellent points - it's always sad to see someone miss out on the perfect home.
