A few months ago, a couple contacted me to help them find a home on acreage. The two primary requirements were, the lot had to offer privacy and the home needed to be somewhat newer in age. They wanted granite, and hardwood floors, a luxury bath and all the things most would expect with a newer home.
Starting with a budget of $550,000 they thought for sure they could find their dream home here in Prince William County Virginia.However, when a person is looking for a home on acreage many other factors come in to play. So many of the acreage lots in the Prince William County Virginia area are not flat. So if you have visions of buying a home on a two or three acre lot that is flat, drive by visits are needed. I've learned over the years, only the person looking for the home will be able to decide if the lot is something they can live with or not.
After an exhaustive search here in Prince William County Virginia, they agreed to expand the search to Northern Stafford Virginia. That is when they found their dream home! Below are photo's of the stunning home they purchased.
The home was previously listed for $539,900 and had failed to sell earlier in 2009. Then a relocation company took over the listing and dropped the price to $509,900. This is a home that had been on the radar screen, however they continued to look at others since this one was in Stafford Virginia.
After several drive by visits, I finally said, let's go inside and see it. That's all it took. I assisted the couple and offered $505,000 and asked for three percent closing costs as well as a one year warranty. The offer was accepted within 48 hours and less than thirty days later the purchasers just settled on the home last Friday! The great news for them. They accomplished their goal, they got everything they wanted and more. The home offered a three car garage, a sun room, a full finished basement with threat re room and a whole house generator! And the best news is, the home appraised$20,000 more that the purchased it for!
