When Does a REALTOR® NOT Sell A HOME?

As a REALTOR® working the Hemet San Jacinto market I find many homeowners are upside down in their homes, finding themselves in preforeclosure. Many feel as if they have to sell their home because their payments are going through the roof and they just cannot afford their homes any longer.
In some cases, the Hemet homeowners have just gotten themselves in a bit of a jam - maybe an illness, injury or loss of a job. All of these circumstances can really bite and set a family back for a long time - just the shortest wrinkle in a steady income can have very long term devastating effects.
As I talk to the Hemet homeowner who thinks the only thing they can do is to sell the home and hope they can pay off the mortgage - more than likely with a short sale.
In many cases the homeowner wants to keep their Hemet real estate as they have invested a lot of time and money making this place "their place" and they feel lost and abandoned if they have to move out. They will be defeated as individuals with a long way to go to fight to restore their self dignity.
So, there are times when I will help a homeowner stay in their home - if this is what they want. I have written a small book that I make available to those in my market. It is still a sort of work in progress, but right now it is called, "What you need to know about Foreclosure and How you can Stop It!"
My book is not a sales pitch disguised as some sort of consumer report - yes I do have my contact information, but that's about it. In the book I explain about the different methods of loss mitigation and discuss the pros and cons of each.
The book gets right to the meat and potatoes of the issue and describes in detail how the foreclosure process works here in California. Then I discuss Reinstating the Loan. I have a section on Forbearance as well as Loan Modification and Payment Plans.
I also get into different ways of leaving the home, including Deed in Lieu of Foreclosure as well as selling the home Short. There is also a section on Refinancing - possibly with Hard Money.
Of course, there is a section on bankruptcy, which I personally believe is one of the worst alternatives in today's market with the new anti-consumer bankruptcy laws.
The book ends by looking at foreclosure scams that are popping up all over the Hemet San Jacinto valley as well as the rest of the country.
The whole book is about self-help. I explain the process and what it takes to pull off each alternative and then I guide them in the direction of pursuing the solution that is best for them.
So, there are times when the moral answer may be more compelling than the business answer when a homeowner calls and says they are facing foreclosure, but want to keep their home.
