Buying and Selling real estate. let's have an overview on the reasons why you should use a REALTOR®
I believe in being honest, ethical and always maintain integrity.. so please excuse me if this post sounds harsh.. I'm just telling it like it really is.
Most likely, you want to sell a house ..OR.. you want to buy a house.
SELLERS:
If you're selling, you want to pocket the most cash. If you're buying, you want the best house for the least money. You deserve that after all. Don't we all deserve that? or at least WANT THAT?
Fact is that a real estate market is evolving and changing due to a collection of factors, influences and economic balances & mathematics that defy 100% certainty, its difficult for the average consumer to be properly informed. In this difficult market, it takes professional to pocket you the most money or get you the best deal.
As a seller, my advice (although it may sound harsh, its just the honest truth), please understand the sales price that you want or need for your house AND what the market dictates your home is worth may be two very different things. Knowing the difference and being in touch with the market require the guidance of a professional and is part of a successful sale. What is needed is an outside, unbiased and professional opinion and perspective based on facts, not desires or wants. Unless you work in the real estate profession and make money at it, you should be using a professional REALTOR®. Why not a REALTOR® who is also an State Certified Real Estate Appraiser?
If you're selling, the most common response to the question of "Why Use a REALTOR®" is 'I want to save the commission'. I understand this point of view as a homeowner.. but please read on..
I've seen for sale by owners walk away with less money and more frustration when they try on their own, especially in a market like this. Typically missing key points like proper marketing & exposure, PRICING correctly 'right out of the gate' and then all the mechanics of contracts, inspection, possible title issues, and anything else under the sun that people can find to argue about. Losing time by selling much more down the road that you really need or intended to may be the biggest factor that negatively affects your bottom line.
After being on a the market for a 'test run', your house is now 'stale' on the market.. How does that affect your wallet? Are you really saving money? of course not.. you're led to believe to by our human nature that we will save money.... sadly enough.. it's not the truth!
It's a common misconception,.. its perfectly natural to want to save money,.. but the fact is that they sell for less. I can back this up with sales data from the local market.
Use a professional REALTOR® in any transaction. As a seller, you'll be much more protected and will avoid likely frustration AND make more money, even paying a commission.
BUYERS:
As a buyer there should NOT BE ANY REASON that you wouldn't use a REALTOR®, as it normally doesn't cost you anything. I've seen people lose deposits, get taken advantage of by buying something overpriced, etc..
Fact is: Seller's pay the commission and a REALTOR® will have access to the latest and most accurate information. A REALTOR® can get you into listings and handle all the appointments for you.
A committed A REALTOR®, like myself, will actually preview properties for you to save you time and show you the homes that meet your needs. As a high tech and internet saavy real estate professional, I can even put some previewed homes online so you can view them from your computer when it's convenient for you.
Most importantly, a REALTOR® can inform you propertly so you can make the best choices s your transaction progresses.
Now tell me again, why wouldn't you use a REALTOR®?
