Foreclosure activity in the Boise, Idaho area took off during the first half of 2009 at a faster pace than already established foreclosure hotbeds such as Las Vegas, Phoenix, Los Angeles and Tampa Bay.

Savvy home buyers and investors looking for off the beaten track locations to find good deals in real estate can get what they’re looking for in Boise, Idaho, which has great economic fundamentals and strong upside potential despite recent spikes in unemployment.

Boise, Idaho: It is the state capital, the county seat of Ada County and the home to the Boise State University Broncos.

In 2009, the Boise-Nampa metro area reported 11,009 properties with foreclosure filings, a 103 percent increase from the total reported for all of 2008. With a foreclosure rate of one in every 21 housing units receiving a foreclosure filing, the metro area ranked 24th among the top 203 metro areas with populations exceeding 200,000 surveyed by RealtyTrac for all of 2009.

Although excitement over foreclosed properties waned, bank-owned properties in the low-end price range of under $200,000 continue to attract the most competition from buyers.
