Where are the photos of this new community. ?????????     Why would someone want to go to a preview when they haven't been enticed with some awesome photos?    I strongly suggest you post some pictures.... at least of the beach area!

There is a RSVP... still no pictures. Also if you look at the disclaimer at the pictures they may not be pictures of the community, just the "lifestyle". Perhaps they aren't buildings until they get some $$$$$$$$$

I too have gotten the mailings and might be interested in goingto the  sneak preview if there were some pics of the location, a range of prices, lot sizes, anticipated home sizes, Maybe some aerial shots, artists renditions or even a map of the texas coast showing the approximate area the development will be located and it's proximity to the nearest populated area. I know they are probably just trying to get a feel for how many people might take an interest, but I don't like to spend time going to a formal meeting to find out the product and the price range is more than I feel comfortable trying to own. Since everything so far is pretty hush,hush I'm guessing this will probably be something the average person will not be able to afford anyway... 

I might be more interested if I knew what the price range is, the types of homes, any info would help. Will there be more at the sneak preview or just sales pressure to buy on good faith?

I just recieved my mailout this afternoon and seem to be a little dumb founded. As with most up and coming communities, the developer tends to list a starting range price for the lot(S) as well as pictures or artist renditions of what is to be expected. All I received was a notice requesting that I RSVP in order to attend this preview event as well as a chnace to win a nights stay at the Houstonian. Personally, my time is to valueable to take a chance on some 'pie in the sky' investment that sits smack dab in the middle of the funnel of a major hurricane.

They have done many upscaled developments along the east coast.

Palacios is one of those kind of places I like because it is a small, fishing, farming community with no franchise or chain establishments.  It is a town of hard working mostly Hispanic folk, that are generally welcoming.

Having gotten the flyer was interested to find out more on my recent visit.

I went to the actual site and rode around it.  It is an old military base with a good number of the old concrete  roads in very good condition. The site has been brush hogged and the streets scrapped clean of any build up. Some concrete has been piled up that I suspect are old slabs or structures from the old base.  Perhaps some roads.  There is still standing an old brick smoke stack and concrete boiler house/engine house up on a man made hill that is the highest point on the site. - 12-15 feet. There is a construction run-off type fence in place on the perimeter and several hundred white plastic numbered survey stakes.  Locals tell me that hundreds of rattlesnakes were killed by the contractors clearing the property.

The site is visible on Google earth and lies just to the west of the port facilities in Palacios. These facilities support around a hundred gulf shrimp boats, the very small local recreational fleet and a ship yard that builds barges and other small-medium work.

Other than the town of Palacios the site is very remote from anything any city slicker, resort lover would find attractive.  The site is 14 miles southwest of the nuke reactors at the STNP.

The site is very low elevation, approximately 5-8 feet above sea level.  It has numerous wet land and marsh  grass areas around its perimeter.  But absolutely nothing you would call a beach.  And certainly nothing that looks like the sand or starfish on the  web site.   The Tres Palacios frontage faces southeast  and is exposed to the bay.  The gulf lies 13 miles away, separated by the .75 mile wide barrier Island.

To be fair there is a low lying peninsula that provides some protection between the site and the Gulf.  There's good fishing and lots of mosquitoes out there.

The bay next to the site is very very shallow.  Any channel building is going to be very expensive to do and maintain.  The locals tell me that the Army Corp is dredging the Palacios channel on a reduced schedule because of budget.  We have heard the same for the Mansfield Channel.  So any channel maintenance one would guess might  be on the owners of property at Beachside.  Channel dredging ain't cheap.

The site is practically treeless. A few old palms and some scrub.

Other than elevation, and lack of surrounding water depth the site is geographicaly interesting and appealing.  As long as your like skinny water and birds.  Leave your sportfisherman in Lauderdale.

The shoreline is a mix of oyster/clam shell, concrete junk, and clay/dirt.

Water/color clarity is better than Galveston bay, but is just like all the other bays in this estuary system.  It is not clear blue sparkling.  It is nothing like the quality in the lower laguna madre.  Folk in Palacios readily jump in.  The 'gucci' crowd may not.

Finally, Palacios has a long, long history of marginally successfull land development projects.  The town exists because of development around 1900.  The Luther hotel (a once famous, now eclectic history relic) was built to house the early prospective customers that came down on the railroad (built by the land developers).  In the end, the salt air, the wind, the sun, the mosquitos, and the rattlesnakes, backed by an occasional hurricane have always won.  Maybe it will be different this time.  Its your bet.

I have been to the site.  The canals are not dug yet.  The developer has a great track record.  They have a phased pricing system os that the earliest buyers get the best prices.  The project completion is bonded.  The lots at the Sanctuary have gone up about 100k now that the canals are in.  If you want more information, send me an email to tom.johnson(at)gmail.com

I am a property owner at the Sanctuary and no way has the price gone up 100,000.  Your information is not accurate.  I have had a waterfront lot for sale for over a year and nothing.  The price that I am asking for is not a great amount more than I paid for the lot a year and a half ago.
