There are currently 413 active residential listings in Tuolumne County with half of those priced at $275,000 or below. Forty-one (9.9%) of the currently listed homes are foreclosed properties and seventy (16.9%) are short sale properties. The average days on the market were 177 days. During March 2010, 43 residential properties closed escrow. The average sale price was $223,007. Four (or 9.3%) of the residential properties that sold were bank owned and 2 (or 4.65%) were short sales. Eighty-five residential properties are currently under contract with an average price of $232,802. Below is the breakdown:
